Looking for 50+ acres, preferably in Texas. Not looking for a showplace, but something with wildlife and 4 hours or less from Dallas. Let me know what you have.

About 40 years ago I was also looking. I drew a circle defining the limits of how far out I would go and what kind of land I wanted.
Then my budget.

i got on the computer and started looking for rural realtors. I started calling and asking what they had.

I told them that I wanted unimproved land with road frontage that had no chance of growing cotton.

I finally got a hit that led to me buying the land I still have.

Call Denise Thurman at the Real estate station in Saint Jo. There is 50 acres west of town.

I have a 350-acre unimproved land in Wichita County that I have been considering selling. It has paved road frontage.

I want at least ten so I can shoot on my place, ha. Yeah, one needs far away from the Metromess to get a good spot, but they're few and far between. Some good ones have been in here at times. Good luck.

If you haven't done it already: You can set up automated searched on Lands of Texas. Put in your min acreage, max budget, desired counties, required features. Then you can get emailed each time a new property gets listed that meets your criteria.

I bought 52 acres from these guys at what I thought was a pretty good price. Was a pretty good experience.
