12 year old house

Replaced Air Conditioner for down stairs and one garage door spring to date, and slapped on a new roof a few years ago due to hail.

The 1967 model in Melissa I sold, it was always something. Remodeled the whole thing, and added onto it, while we lived in it.

Home, 2 rentals and my white trash trailer house on 133 acres South of Bowie.

Sometime this year, I’ll sell one of the rentals for over 250 % of what I have in it, remodel, recapture depreciation, pay realtor fees and see what’s left. I expect rehab will cost $40,000 or more. Been there, done that, more than once.

Due to property appreciations, taxes with no homeowners deductions on rentals are a killer and insurance ain’t cheap. I hear a lot about greedy landlords but we dang sure ain’t getting rich. There is just a certain amount that families can pay for rent on nice places. And, it’s an unusual renter that is concerned about my grass, foundation, etc.


Without a sense of urgency, nothing ever happens.

Mine is about that age. Last year was a new water heater and new A/C unit. This year was a pinhole leak in the water line behind the washer and dryer. Not enough to flood the floor, but enough for the sheetrock to soak up and turn into black mold. We discovered it when the wife dropped something behind the dryer and I had to retrieve it.


coffee spelled backwards is eeffoc. I don't give eeffoc until I have my morning coffee.

Too late, we’ve done 3 remodel, live there deals in this house. Don’t think I’m up for another.

We moved here 12 years ago. It had a brand new furnace and a brand new water heater when we bought it.

Two years in the flame sensor on the furnace quit. Man it was cold that day. -35 before wind chill. Next to go was the control board on the cook stove.
Then the pump in the septic tank. Last year the tank itself collapsed. Then the floor sump pump lost it's impeller.
This spring the fridge quit. And yes it was hot weather when it quit. Then the door fell off the four year old washing machine.
Now the two year old TV is shutting itself off at random times.

Now we have a brand new Fridge, a brand new septic tank, two new sump pumps and a new gas cook stove.
Not bad for 12 years of living rent free.

Owning your own home is fun, if you like buying new appliances.


Do for yourself as much as you can, eat what nature provides as much as you can. This is the key to sleeping well and living long.

Hopefully yall either are paid off or took advantage of the historically low interest rates. The alternative to home ownership right now is pretty bad, Id hate to be a renter. I have friends paying double in rent what I pay for my mortgage.
