Without the assistance of insurance? If so, that’s a bummer. Or are you upgrading to a metal roof? We had a shingle roof replaced out of pocket once, but that was back when it only cost $2500.

Been there done that a couple times. First time the bank we bought the foreclosure from paid for it. Second time at same house 20 years later we paid. The foundation repair bill was about the same as the repairing the collateral damage afterwards. Drywall, painting, flooring, and plumbing repairs.

I took some advice and made a hail claim before doing that. They sent an inspector from a contract company out and met with a local roofer. The inspector got off the roof and said the hail damage per square looked like it was enough. I got a new roof for the cost of my deductible and couldn't have been happier. I never remember it hailing bad enough for a claim but I don't know much about it either. I figured the worst they could do is not pay it. You might try that if you haven't already.

I am fighting water leaks and I hate plumbing.

I'm sure I'm putting my local plumber's kid through college with what I am paying him. Earlier this week he was here for 10 minutes......$175.00 after my $50.00 frequent flier discount.

In 2020 I had toreplace the roof, A/C; and the fence. Air handler was covered by American Home Shield and I had to pay for the outside unit. The roof and fence got claimed on insurance. So did not have to come out of pocket with a ton of money. That would have been a very expensive year if I had to come out of pocket for all of that. A buddy of mine owns a roofing company and came out to meet the insurance adjuster. He helped me out a lot with this. The adjuster was a cool guy too and did me right.

Let me warn you now, if your slab settles 3-4" you will also need to have the sewer lines repaired. The slab $20K the sewer line $12K (had to tunnel under the house to get to it) and the plumber my wife thaought was a friend was crook. Soaker hoses around your slab will prevent the slab from settleing.

Going on 28 years on this house. On the 4th roof, all due to hail damage, have replaced both AC units inside and out along with a coil in the upstairs air handler. New gutters again, both water heaters and the driveway is cracking like a thin shell egg. Going to have some more insulation blown in this spring to help with the old stuff settling.
