Do you think the Custom builder will continue to build with lumber being at record prices? Yes, our appraisals have went up. We just developed a subdivision. The builders houses have went from $155 a sq foot to $171 in the last 6 months. I’m building mine right now for $125 a foot, lot not included in pricing. As mark said^ I had my lumber package quoted in November and had to wait to February to start building. Price went up $14k in those three months.

Does that include water well or city water meter, electric meter, septic, etc etc? Did you do some of the work yourself or sub it all out to get it done so reasonable? The reason I ask is because a friend and his wife have not even stood the first stud up yet and have $72/sf in theirs with the concrete and buying the wood, windows, & doors.

High fence, low fence, no fence, it really doesn't matter as long as you're hunting!

Man prices are high
I’d estimate $140ish right now for regular finishings
Little under if you budget and a little over if you want nicer

We took in a few tours and open houses in AZ, while we were down there last month, and it's crazy what they are estimating. We saw as high as $300/ft (including lot). All the imports from CA are buying up everything, and still putting money in the bank, after selling theirs!!!

Little under if you budget and a little over if you want nicer Your estimate is WAY low. You need to up your game considerably. Probably closer to $175-$200 a ft^2 with prices rising daily. <-- Not a builder but know people in the biz.
I am still looking for the perfect apron, one with reinforced knee areas would be perfect.

My house was going to be $40 per square foot just for lumber back in May.
Just to make sure that it is done thoroughly, I go both ways.

Including what I paid for extending and getting an electric meter, septic installed, a couple hundred yard gravel drive, and water service extended and a meter I am right at $150 a foot and that price was locked end of 2020/beginning of 2021. I dont think I could touch that today.

Nope, you can't. You should insure the home for more than the contract.

I'd watch lumber futures as they tumble and see if it keeps going before I built anything right now.

We officially got our house under contract before it was ever listed. We did ok on it having only been there 4 years. I'm now on the hunt for a block of land in the Edna area to start all of my dirt work and pre build projects. What is a realistic price per square foot? We are not in any hurry, so hopefully material prices will be falling soon. We are looking strongly at sheet metal. (98% sure at this point). House will be probably close to 3k ft². Any tips, advice, dos & don'ts appreciated. We are midway through building our house in Aubrey right now and we're at $155/sq ft. It's a 2500 sq ft house and we tried to design it to build very efficiently. Don't know about your area, but I think it'd be difficult to build a custom home for less than $165 a sq ft in the DFW area right now.

yep, crazy around here ... the median home price has jumped from about $230k to over $440k in the last couple of years.
We have a friend that listed his house 2.5 years ago for $550k but no buyers, about 6 months ago they re-listed for $860k and had 3-4x cash buyers upping the listing price by $80-100k where they finally sold at about $930k after negotiating some upgrades and repairs. 25 year old ~3500 sq ft 4 bed, 3.5 bath, pool on 2.5 acres NW side of Georgetown.

$158/sqft for 2475 sq ft on 1 acre in the country, with mature trees. House is nothing fancy, but appliances and flooring is upgraded. Spray Foam insulation. That includes fencing, whole house generator, underground propane tank, landscaping,
We all need to practice Whoa more.

My house is 2400 plus the front porch. We will have right around 200k in it when it’s all said and done. But we’ve done all the work ourselves.

$141 is about what we paid on the new home we moved into 8 weeks ago, but we will spend another $10/sqft on the stuff we did not have the builder do. Does that price include the land?

Real estate listings give a living area price per foot. Here is an example of a home that can change the price per foot conversation for building. I built this home for a client in 2005. I just looked it up and shot this aerial. It has end to end porches front and back. It has 4,076 sq.ft. living. However, it has 7,000 under roof with the porches and oversized garage. The porches also have slate tile flooring. Garages and porches aren't exactly free. However, if this home was listed on MLS it would show 4,076 sq.ft. And it would look mighty expensive per sq.ft.

In 2017 we built our house, 1 acre of land included for $123 a foot and it was a full custom build. Prices are insane these days
