We officially got our house under contract before it was ever listed. We did ok on it having only been there 4 years. I'm now on the hunt for a block of land in the Edna area to start all of my dirt work and pre build projects. What is a realistic price per square foot? We are not in any hurry, so hopefully material prices will be falling soon. We are looking strongly at sheet metal. (98% sure at this point). House will be probably close to 3k ft². Any tips, advice, dos & don'ts appreciated.

Building a 1900 sq ft tilson in Wilson county as we speak. About $140 a foot with garage and porches.

$141 is about what we paid on the new home we moved into 8 weeks ago, but we will spend another $10/sqft on the stuff we did not have the builder do.

I know a couple right now in Eastern Bexar County that have $150k+ in just the slab and their lumber, doors, & windows. That house will be 2100 sf with a separated 2 car garage. so they are already at over $70/sf and haven't stood a single stud yet.

Do you guys know of any builders in that area? My sister is currently looking for one. She is in between 87 and 181 outside loop 1604.

She is right in my neighborhood then. My brothers house is north of 181 im just south.

They bought and acre in Eden Crossing area.

Its a nice area, my cousin use to live in either eden crossing or the next one over.

United Built Homes and Southwest Homes also build out there. There are several other custom builders that I am not familiar with. Some of them are so busy now you have to have an in with them to build a home.

We were supposed to close on our construction loan back in January. Frame material quote came back $80k higher than budget. Decided to buy more land instead.

I paid $64 sq ft for a one year old house in Frisco in 2009, they were giving them away up here.

The bigger the house the cheaper per sq ft it was, the city was full of Foreclosures and Short Sales

I bought my house in 2005 for $60 a square foot in Waxahachie. Its an older home built in the 1940's. I've remolded the inside, had a realtor friend come by a while back and said she would list it just over $300K and watch the bidding war go from there. I have no intention of selling and my friend knows that just curious with these ridiculous prices we're seeing. From friends in banking, real-estate, and title companies they are seeing many properties go for $200/sqft and over.

My area is inching closer to $200/sqft each week that passes. No thanks and not building yet.

Careful mixing price per foot. Some of yall are referencing price per foot on turnkey houses on lots. Im assuming the OP was asking about just the price per foot to have a house built on land not including the site cost etc.

Alright, one of my better buds is one of the premier custom home builders in the Hill Country. He builds some magnificent places. Lots of really neat stuff on larger acreage properties and including more reasonable ($600K and up) homes in country subdivisions. September 1st of 2020, his base price was $165 per SF. March 1st 2021, his base price was at $225 per SF and his last three contracts had all come in between $255 and $270 per SF.

Pricing has risen since then.

Some things like the septic, water, electric meter etc. are not included in that though.

You get the actual $ per square foot when you add all the extras in.

Homes in my area are floating in that $225/ft range. this includes the septic, 1/2 acre lot and city water. Nicely appointed but not extravagant homes....hardwood floors/tile, 9-12ft ceilings, 100 % brick/stone/stucco exterior.

low inventory is pushing prices up still though.

Hard to compare apples to apples when the lot price is included in sq. ft pricing.

Yes it is.

For those that have no other choice.....it is what it is.......but for those that do.....wait until at least fall to contract to build a house......lumber futures have fell off the cliff the last week.....supply will eventually catch up in all the commodities markets and prices will come down significantly......there are other areas that can be addressed like roads, water, electricity and habitat improvement while your waiting to start building your house.....
