Yes, our appraisals have went up. We just developed a subdivision. The builders houses have went from $155 a sq foot to $171 in the last 6 months.

I’m building mine right now for $125 a foot, lot not included in pricing.

I had my lumber package quoted in November and had to wait to February to start building. Price went up $14k in those three months.

That is a hell of a price SowHntr. Does that include water well or city water meter, electric meter, septic, etc etc? Did you do some of the work yourself or sub it all out to get it done so reasonable?

The reason I ask is because a friend and his wife have not even stood the first stud up yet and have $72/sf in theirs with the concrete and buying the wood, windows, & doors.

I’d estimate $140ish right now for regular finishings

Little under if you budget and a little over if you want nicer

What do you consider "regular finishings"

Im curious where you get your opinion from, are you a builder? Having something built?

We took in a few tours and open houses in AZ, while we were down there last month, and it's crazy what they are estimating. We saw as high as $300/ft (including lot). All the imports from CA are buying up everything, and still putting money in the bank, after selling theirs!!!

Your estimate is WAY low. You need to up your game considerably. Probably closer to $175-$200 a ft^2 with prices rising daily.

My house was going to be $40 per square foot just for lumber back in May.

Nope, you can't. You should insure the home for more than the contract.

I'd watch lumber futures as they tumble and see if it keeps going before I built anything right now.

You are right

My guess is you'd be looking at at least 25% more today and be over 190/sf


High fence, low fence, no fence, it really doesn't matter as long as you're hunting!

We are midway through building our house in Aubrey right now and we're at $155/sq ft. It's a 2500 sq ft house and we tried to design it to build very efficiently. Don't know about your area, but I think it'd be difficult to build a custom home for less than $165 a sq ft in the DFW area right now.

new homes down in the greater Austin area are going for over $250 per square foot ... I was blown away when I heard those numbers, 2000 sq ft home going for half a million ... loco

My daughter lives and works in Austin. That’s exactly what she said she would be paying for a house.

yep, crazy around here ... the median home price has jumped from about $230k to over $440k in the last couple of years.

We have a friend that listed his house 2.5 years ago for $550k but no buyers, about 6 months ago they re-listed for $860k and had 3-4x cash buyers upping the listing price by $80-100k where they finally sold at about $930k after negotiating some upgrades and repairs. 25 year old ~3500 sq ft 4 bed, 3.5 bath, pool on 2.5 acres NW side of Georgetown.

$158/sqft for 2475 sq ft on 1 acre in the country, with mature trees.
House is nothing fancy, but appliances and flooring is upgraded. Spray Foam insulation. That includes fencing, whole house generator, underground propane tank, landscaping,

My house is 2400 plus the front porch. We will have right around 200k in it when it’s all said and done. But we’ve done all the work ourselves.

Real estate listings give a living area price per foot. Here is an example of a home that can change the price per foot conversation for building.

I built this home for a client in 2005. I just looked it up and shot this aerial. It has end to end porches front and back. It has 4,076 sq.ft. living. However, it has 7,000 under roof with the porches and oversized garage. The porches also have slate tile flooring. Garages and porches aren't exactly free. However, if this home was listed on MLS it would show 4,076 sq.ft. And it would look mighty expensive per sq.ft.

What level of house would you call that? In 2017 we built our house, 1 acre of land included for $123 a foot and it was a full custom build. Prices are insane these days
