They were my favorite in the 60's 70's and 80's but then way too much development and population growth started taking it's toll on the landscape and culture!

That’s happening All over the place. 10 years ago you almost couldn’t give a ranch away in Lampasas county and had to make a hard sell in Burnet. Now both are on fire selling 5-20 acre tracts like hot cakes

There are 3 10-25 acre tract subdivisions going on right now north of pearsall in frio county.


Going to continue to happen, as more people with money continue to flood into the state and want to get “ their piece of the country “

Personally, I think it is more of people from Texas wanting a retreat or even a place to bug out to in the event crap hits the fan. I get it. Seems to me people from out of state are buying nice place in what they "think" of as being a country subdivision.

The small 100 acre place I had and sold over in Fayette County on Buckner Creek was a prize. Texas is Grand!

Yes, correct. The trend the last few years is urbanites and suburbanites who don’t have a traditional rural background ( hunting, ranching, farming ) background are buying up land. Most just want a place away from the city to hang out. 85% of Texans live in either a urban or suburban setting ( myself included ) and they just want a place in the country.

You are correct as most of thr buyers I’m seeing are Texas residents and have been for awhile

This is a good topic. Looks wise I like East Texas. Cass county . Big green trees . For hunting I prefer San Saba county

Might be easier to pick a favorite region. The ruggedness of the west and Mountains and Basins is hard to match. The Gulf Coast Region is a jewel. Palo and Caprock Canyons can be magical. But what’s better than the Hill country. Nope, don’t think I could pick a region either.

Eastern Erath near Chalk mountain. Hill country views, great hunting and fishing. 2 hours from my Wifes house. Second would be Real county, north of Leakey. We have land there too. Just wish it was a couple hours closer.

Yes I agree, Bee Hive and I use to hunt on the Lambshead(Mathews) Ranch. Dawson-Conway and the Nail Ranch are in that County.

Palo Pinto or Llano of the ones I've spent time in but I still need to explore Big Bend country and Canyon country.
