With 42” of rainfall annually, you shouldn’t need to water St. Augustine grass. It only needs 30-35” a year.


I don't care, and I would have had to be watering it since mid May. I would have to buy it also. Common Bermuda occurs naturally out here. I've got acres and acres of it. St.Augustine would be a foreigner and a high maintenance one at that.

A big thing happened yesterday. Fort he first time in 7 years, I have clean pressurized water. All outside dry barrel faucets charged up, all hot and cold lines in the house charged up. No leaks!

Last cistern has a bottom outlet open, into the pump. Check valve at the pump. Pump to tee into the pressure tank. Pressure tank to filter system. Filters to UV shock, and out to the main line.

Floors finished cleaning yesterday, and got them stained. Today we got them all covered.

We bottoned up the few remaining gaps to close the envelope.

Foam insulation crew arrived, and got prepped to spray tomorrow. Will be insulated by the end of the day on Wednesday.

I bet that will really help with the inside temperatures. I went into the attic of a house a few days after it was insulated and the difference from before was night and day cooler. It's looking good Jason.

Sprayed insulated houses are great so long as the HVAC is properly sized and installed for moisture control. I like ours real well, our attic space was 78 degrees Sunday when i went up there, the inside of the house was 72. The best part is the electric bill runs $80-$85/month on that meter.

You must have cheap electric rates. We have spray foam, run the house at 70 and usually get $150-$180 bills

HVAC guys are giving it outside air. HVAC guys and foam guys don't think I'll ever seen a bill over $150 a month for this 3600 sq/ft house. Sounds good to me!

That’s how they did ours. I have 2200 sqft under A/C, so I bet they are close on the bill.

We don’t have a choice either, so I never look at the cost. We have 3300sf under roof and I like to keep it at 70. Closed cell in the walls and 6-8 inches of open cell on the roof.
