Three drillers told me 1700' deep at $100 per foot.
Water depth varies greatly across the continent.

Are you treating the rain water (before or after or both) the storage tanks?
We hold water in a similar black tank at the ranch with a small pump and pressure tank and stuff will grow in those tanks.

At the gutter
1. Leaf-Eater, catches any leaves or other debris
2. First flush diverter, robs the first 20 gallons off the roof, catching any sediment
3. Malstrom, fine screens further cleaning, fine enough to prevent any insect larvae in or out.
4. Tank (all tanks will he tied together parallel filling and emptying simultaneously)
The water is actually probably safe to drink here.
5. Last tank supplying pump charged with ozone
6. Pump
7.Micron filter, UV shock
8. Pressure tank
9. Clean water under pressure.
6-9 will be inside the same as a well house. I'll build it in the shop and let the skidsteer carry it to the slab.
I will have that final water analyzed. Most likely it will be cleaner than any tap water, or well water sample I put it up against.

I've learned that anyone with acreage should be catching the water off their roofs. The more roof you have, the greater the gallons per year it yeilds. My shop alone will produce double the gallons per year than I actually need.
A customer of mine asked me about it a few weeks ago. He's got a ranch in a county that gets much less rain than I do. He gets 24" per year against my 42". His house, barn, and shop would yeild him 175,000 gallons a year. He doesn't need even half of that.

Investigate heavily. Unlese you find a better supplier, buried tanks are far more money per gallon. They have to be reinforced with ribs to avoid empty tanks letting the ground cave them in. That's why I have above ground, your money goes farther as far as tank capacity. And big capacity is the key to this being a long term reliable source of water.
This morning, at the gates (200 yards from the shop) I could see one tank. As you drive by the shop, on your way to the house, you don't even notice them. I thought they'd be an eye sore, in the end I'm kind of proud of them. If the sight of them bothered a person, an R-panel wall to match the shop could be built, red tipped photenias could be planted. I think I'll let em stand there proudly.

East side is gonna catch. Still needs to be tied into the tank next to it, and the first flush given a longer pipe, but at least I'm catching clean water.

There's water less than that, but it's sour. Got to go deeper. I'm surprised on 1700 for decent water, that's closer than most places around here. I wanted a deep well, and decided it was too expensive at the time. Wish I had had it done when we drilled the piers for the house 25 years ago.

Good looking water system you are building. It's hard to believe that 125 miles makes that much difference in water depth. We used to live between Marshall and Longview and had a 40' deep 30" precast concrete well that had 28' of water. I can not even imagine having to go almost 2,000' deep to get good water. This truss will have kitchen ceiling joists coming off the east side of it, and will have sheetrock screwed to the west side of it. And is the only one that has to make the 32' span with no help of columns in the center. So I added some triangles. More triangles equals more strength.

Livingroom 23'3" east/west X 25', north/south, vauted ceiling.
The east truss of the livingroom is the west truss of the kitchen, and the kitchen has a ceiling. Kitchen is 21'7" east/west, 25' north/south.
That's the reason that one truss has more triangles inside it. It has to carry roof both ways, sheetrock on the west side of it, and ceiling on the east side of it.

After repairing flashing on plumbing roof vent penetrations I wondered to myself why they aren't all done that way.

I didn't even ask about a building permit, and will not be having any inspections. It will surpass any inspection requirements anyway.

I assumed it would, you don't strike me as the build it wrong kinda person.
We didn't permit or anything for our camphouse build either, but we did have our septic inspected/permitted, and built to meet all requirements.

Septic is the only thing they will be involved in. I'll play their game just a little bit. I will have the licensed guy come for the perc test. I will also tell him I want a conventional system. And behold, 10 acres of level grassland just east of the house.

Right now, the roof weight is transferred to 18 columns. Those columns are 4" pipe with a 3/8" wall. The columns are welded down to weld plates that are 12" x 12" x 1/2" thick. They are at finished floor height with 5/8" rebar J-hooks in that were set in wet concrete. Under the 5" thick slab is a 1' wide X 2' deep concrete beam, full of 5/8" rebar. Under those, are piers that are 16" diameter going 12' in the ground.
It shouldn't lift, and it shouldn't sink, EVER.

Outter wall studs will be steel.
Windmills are not cost effective. Solar, I will look into later down the road. Nephew-in-law has solar on his house in California. He leases the system. So if something goes bad, he makes a call, and they fix it. His system lease is significantly cheaper than grid electricity out there. I don't know much about it for north Texas.

Right now, the roof weight is transferred to 18 columns. Those columns are 4" pipe with a 3/8" wall. The columns are welded down to weld plates that are 12" x 12" x 1/2" thick. They are at finished floor height with 5/8" rebar J-hooks in that were set in wet concrete. Under the 5" thick slab is a 1' wide X 2' deep concrete beam, full of 5/8" rebar. Under those, are piers that are 16" diameter going 12' in the ground.
It shouldn't lift, and it shouldn't sink, EVER.
I walked around Jason's build yesterday and it is impressively solid. I think the entire house is a tornado shelter and the safe room is incredible.

Now, THAT is the way to do a foundation! In some areas, 12' is close to bedrock. Yessir, your house will be very stable over time.

I built that originally for building overhead entryways. It has been invaluable building the shop 5 years ago, and now the house. 10' pin height of a skidsteer, plus 5' 6" to the floor lets a man work at 20' high with no trouble. The deck is 4'x 6' raised expanded metal, really good grip under foot, and light weight. Lots of friends have borrowed it. One or even two people on it will not tip over an 8000 pound skidsteer.

I built this chimney chase in the shop, and (long story short) got it to the eave, then up the roof, stood up, leveled and welded down by myself. Ropes, lots of clamps, and even more prayers. Prolly weighs 100 pounds, but I got it done.
Jeremy (I'mthereasondovesmourn) send his decking crew out this weekend. Those boys don't mess around. And my sheet metal installer send his three out to install the underlayment. So, it's a waterproof roof this week, until the sheet metal arrives on Friday. I told myself from the get-go I'm going to weld the frame together and then hire crews to carry it forward. The framing was plenty of work for me, it is nice to have a big crew show up and help me move the ball down the field.

I'm about function and longevity.
Gonna have lots of well insulated windows on the east and south side. Like 3/0-6/0 and 20 of them.
My beautiful bride had only one request, and and that was to have the sunlight come in the kitchen every morning. And she shall have it. I've got charts telling me the sun's path the first of every month for a year. January to December the morning sun will shine in the kitchen. In the summer it won't last long, and the whole house will not get direct light inside. But through winter, the sun will shine in through the south windows all day long.

The two crews that came through this weekend I think were pleasantly surprised to find me a "working" supervisor. I moved materials for them to make life easier, grabbed ladders when guys were struggling, policed up trash, got stuff out of their way, just helped, but let them do their job. I think they appreciated it.

Diagonal brace notching level expert....nice flat notches! Not everyone can square the wall before cutting...nicely done.
I once had a metalworker/welder work with me building decks. We had a four valley, four peak patio cover to build. I gave him the plans I had drawn to scale and asked him if he could frame it once we got the posts and beams up. I was running two crews at the time so I needed to be on both jobsites several miles apart during the builds. Knowing he had never framed one in wood, but also knowing he was very smart and very capable of doing things outside his normal area of expertise, I knew when he said he could do it that it would get done. The pitch was 12/12 and he drew it out on the driveway in chalk first to get the angles right. He was building the framing on [4] 6x12x24' cedar beams we had just set on four 8x8 cedar posts. Damn thing came out perfect. Freakin' welders.

That's cool, ive never messed with or even seen metal stud construction up close. Saw a house get built as a kid on our buss rout, the girl that ended up living there years later always said no radios or cell phones worked in that house.
Im sure your ready to get that dried in.

Sheet metal roof, sheet metal walls, but lots of windows. We will see if cell signal works in there. If not, I'll need some kind of booster inside the house. That is well outside my field of expertise though.
Yesterday's weather, yeah I'm ready to be dried in. I'm hiring out sheeting the walls too. I have the tools, I know how, but I just don't want to. It's my job to frame and wire. Other guys can do the rest of it.

East wall of the kitchen dining area.
Thirty two feet long! 6" studs and track, under a 4" deep truss. Going to have to create 2" deep wood to cover the inside of the truss for the wall adjacent to the vaulted ceiling. All welded together. Windows 3' x 6', door 3' x 6' 8". I'm going to have to put some kind of window centered over that door.

Man, I sat there and debated that. 8' goes better with the top of those windows. 8' is more likely to give some trouble hanging and lets in more bad weather when it is opened. If I keep the 6' 8" door, it is getting a window above it.

Thanks! I didn't think to mention that they make a "Y" hose that you can use. I have the faucets next to each other as standard. For bathing our dogs I have about a fifteen foot piece of hose so between bathing and rinsing the timing is shorter waiting on warm water again. The faucets are on the south side. I have them tied so they can't run off all soaped up in 30 degree weather.

Done with the outter wall framing. Every one of those studs has two 1 1/4" welds top and bottom, 16" centers. This house has put over 250 hours on my Miller Bobcat. So many welds! Some Firemen buds have been interior framing, and are done with the walls. They're working on ceiling joists now. I screwed 3' x 5' x 1/2" concrete fiber board from the stone ledge up, all the way around. Because I don't want wood on the outter walls. Yeah, 5'long does not jive with studs on 16" centers. So where a sheet was going to hit a stud void I welded in a horizontal block I cut out of stud material. The perimeter of the house is 300', and it only took 23 blocks, so not too bad. lapped the house installing the concrete board, and when I got to the end of a wall where one had to be cut I skipped it and turned the corner, installing only whole sheets. Then cut in the blank spaces. Then I came back and cut out the window openings with a Sawzall for the vertical, and scored the horizontal with a box knive, then broke the piece off. It only took 20 minutes to cut out the window openings.
I'm getting close to NOT being the guy doing the work, and I am ready!

Probably wouldn't be a bad idea to go ahead and buy everything you can think of left to finish that is made in China or has components from China. The HVAC may be made here, but with some Chinese components. It is hard to think of much you have left that is 100% made in USA.

Unfortunately, no I did not have my plumber do that. I was so hung up with the total build, at that stage that I did not ask him to do that. Though, I should have. Soapy water does not need to go into the septic system. I'm 100% on the same page as you.

It also dramatically reduces the load (pun not intended but gladly accepted) on the septic tank/leach field system....it literally adds years to the life of the system...

Since we later in the game decided to vault the ceiling in the kitchen, with the one in the livingroom, this wall needed studs all the way to the roof. Just for the sake of speed (not money) I bought four 24' pieces of 2"x2"x 14 ga. This morning, I measured, made a list, cut them all, and got them welded in. The sheetrock guys shouldn't have trouble using self tapping screws into that. 16" centers, same as what's below them.

Got one quote, and liked to have fell over. I'm responsible for framing. I'm responsible for stone. I was responsible for the chase (it's done) and they still said $10k.
I found a fireplace I like online for $3500. I know the chimney gets really expensive. Bottom line, propane assist, outside air supply, and a blower fan. I have all the trees I want, so it will burn wood, and it will actually heat up the house. Vaulted livingroom and kitchen area is 1100 square feet.
I built this one myself over a couple months...got the rock for free from my uncles ranch....just had to go pick it up.
Maybe $600-700 in materials and $750 for the mesquite mantle...
If I can do it, you damn sure can.... you’re one hell of a lot more talented than I am...

I'm happy to frame it, I'm happy to install the fireplace. But a mason I am not. I've got them coming in a couple of weeks for the outside of the house. That is a trade I'm going to hire out. I know what I don't know, and masonry I don't know.

Allegedly, because Mueller had been pretty slow, and not the best at communication. We paid for the steel last Tuesday, and he said would arrive today. Normally, it is exactly a week when it arrives. So, if he calls and says it will be tomorrow, I will not be surprised. Caddo Mills Mueller told me they are still going, just have to handle everything via phone and email, which I am going to do anyway. Maybe I get a pass since my project is already started, I don't know.

Stone looks good and that chopped will make your mason happy. Our mason charged $6 per square foot for chopped and $9 for irregular, it adds up quick.

Interesting solution. I have the double valley issue on my front and back porch. And a 7-12 pitch roof. The gutter corners, even with a splash plate, can’t handle a heavy rain.

One of the younger guys at my station is a cabinet maker. He came out Friday. He is on it. After we figured out cabinets, we hung 3 of 4 exterior doors.

What are your plans for floor coverings? We eliminated ALL carpet. Went with tile and wood laminate.

Carpet is nasty, I hate it. Dirt and dust trap. What are you going to cover your patio roof in? If you want something that lets the outdoors in look at Polygal sheets. I did my patio in that material. Has had plenty of hail and really high winds over the last three years. It keeps the rain off of but filters out most of the heat and light.

The porch roof will match the house roof. We will never hang out back there. The roof is just to keep firewood dry. But, I want it to look nice.

Well, you'll need to come out and see it. The pics don't do it justice, especially inside. The livingroom and kitchen feel like a grand hall. 1100 square feet, 10' walls, and the peak of the ceiling is up at 19'. And you're surrounded by windows. I can pretty much shoot the whole north side (35 acres) from the kitchen table.

I'm sick of carpet too. We have tile looking wood everywhere except the bedrooms/office. I finally talked my wife into this machine for vacuuming bare floors. I told her if I'm the one vacuuming at least I ought to get to pick the vac. This baby will do it. I just had to add a bristle floor brush to it. I can see dog hair slide several feet across the floor coming to it.

Only reason I say that is I was told buy one builder he will always wrap the whole thing so when you spray foam it the foam is on the wrap and if you ever had to take off or replace a sheet of steel the foam won’t come with it

You use a Sharpie and write on the Romex sheilding what is what. Label your breaker panel as you wire each line into it, so you don't get lost. When you did good, you should fire it all up, everything does what you expected, and no trips.
I was going to wire it myself, but it would've taken me and a helper a month. It was time to speed up, and man were they fast! That's what happens when you throw 10 guys at it that know what they're doing.

Used a bit during the Masons, and watering trees every three days. Last night topped them back off. Every time one inch of rain hits the shop, that's enough to fill one tank. I get 42" a year, so really my problem is not keeping them full, my problem is not enough capacity for the amount of roof I have, and the amount of rain I get. I'll keep buying tanks as the money allows. I still have to gutter the house. That pretty much doubles my water filling ability.

No chemicals added. Being that they are black, no sunlight means no algae. The tank that feeds the pump has a little compressor that creates ozone from the air. It aerates that into the tank to kill bacteria.

I don't care, and I would have had to be watering it since mid May. I would have to buy it also. Common Bermuda occurs naturally out here. I've got acres and acres of it. St.Augustine would be a foreigner and a high maintenance one at that.

Floors finished cleaning yesterday, and got them stained. Today we got them all covered.
We bottoned up the few remaining gaps to close the envelope.

Floors finished cleaning yesterday, and got them stained. Today we got them all covered.
We bottoned up the few remaining gaps to close the envelope.
Foam insulation crew arrived, and got prepped to spray tomorrow. Will be insulated by the end of the day on Wednesday.
I bet that will really help with the inside temperatures. I went into the attic of a house a few days after it was insulated and the difference from before was night and day cooler. It's looking good Jason.

You must have cheap electric rates. We have spray foam, run the house at 70 and usually get $150-$180 bills

We don’t have a choice either, so I never look at the cost. We have 3300sf under roof and I like to keep it at 70. Closed cell in the walls and 6-8 inches of open cell on the roof.

And closed cell is water proof, and hard as a rock. That's why it is directly on the steel. Closed cell adds structural stability in compression, as well as shear force. So it actually strengthens the wall. Open cell does not do that at all.
Open cell is not as waterproof, but ups the R-value. And we are going with 7" of open cell on the roof.

I went out to Jason's place on Monday to deliver some steel plates from Ramball36. He showed me around the entire build. Very well thought out and well planned. Can't wait to see it when complete.

There's vents in the vaulted. But, the ducts run to them via attic. There's another roof that tees into the vaulted. Plus a fur down on the north side. Look at the framing pics and it'll make sense.

Wow that’s awesome! I’m still stuck with a 4 burner electric stove and one of those little ranges built into the bottom of the microwave that doesn’t really do anything, just recirculates smoke. Blackened some red snapper last night, and of course had to do it outside with the skeeters and a head lamp. If I ever build, the whole dang house is being built around the kitchen and the gun vault!
I wish we were closer!

My water heater cost me $1,100. Had to pull up a corner of the carpet, let it dry several days, put down new padding, and stomp it back into the tack strips. Its better to have it and not have it, than it is to need it and not have it.

Good plan! I think the electronics on these new machines crap out long before the drums ever will, but with them getting increasingly cheaper every year, they will be recycled paper products before too long

Clipping the cord is great if you live in town and have cheap reliable high speed internet. If not its not a great idea as far as I can see. We looked into it and just getting the internet service to clip the cord costs as much as our tv provider.

Satellite TV got installed Thursday. Moved in on Saturday. Spent the next several days trying to get organized, and still not done. That will take quite a while. I got all of the appliances in service. Satellite internet was installed yesterday. My wife now makes sure to get on her feet and get to the kitchen, early. She wants to sit at the table with her cup of coffee and watch the sun rise. Her and my daughter are loving the new house.
I forgot to share the news of how well the foam insulation is working. The electric bill from Aug. 15 to Sept. 15 included turning on the A/C on Aug. 20. So those first two days it was working very hard. That day it was 95° outside and it stayed in the 90's for the rest of the billing cycle. Plus it was still a construction site, with tools running and doors getting opened all day, every day. $109
Sept. 16 to Oct. 15 the weather cooled off, and the A/C rarely ran. I saw morning temps around 64° in the house, and afternoon below the 75° the thermostat was set to kick on. $38 for 30 days on a 3625 square foot house.

I have had central heat on several new units over the years. My current one is a big improvement over those of years ago. I don't understand how it can heat up instantly without any lag time.

Generac 22 kW. Will not have to isolate a single circuit. Big transfer switch right beside the generator.

Curious as to what made you go electric heat? I’ve never had electric and have heard horror stories, so I really don’t know of any advantage or disadvantage.

I forbid cutting any vent stack holes in my steel roof, at gunpoint.
Electricity is cheaper than propane.
It's so foamed up, the heater is rarely going to run anyway. If the heater comes on, it is for minutes, and it might not come on again for several hours. The house is a giant cooler.

Yeah sure, insulation is only for keeping a house cool. That's why people up north insulate their houses way better than most houses in the south. And I don't know a damn thing about thermal layering.

Great insulation making the central air run very little can result in mold issues. Not being discouraging but you may want to look into a dehumidifier if it becomes an issue. Mom and Dad went with 12” I beams for their walls in 1980 with 12” of insulation, perfectly sealed windows, etc. it cost them a pretty serious rebuild years later. You may have already considered all this, just a heads up if not.

From all the people I talk to up north, like a Michigan north, don’t recommend spray foam.

My hvac has a circulate mode that comes on every ~ 30 minutes regardless if the heat or a/c is on. If his does it might prevent mold issues.

That is what I found out as well. My house we built in 2019 has 2x6 walls with 3” of spray, and 3” of white blown in. The roof has 12” of spray with all the edges of the rafters covered. We don’t have bare floors, mostly solid oak with some tile in the baths (about the same as bare). I would say the heater runs 15% more than the A/C does, but I will not complain, $85.00 per month average on the electric bill to operate the house, we’re cooling 2200 sqft. Tankless water heater and cooktop are on LPG. The A/C will go through an overcooling cycle once in a while if the humidity gets a little high. What I noticed the most was the floor in my sons bathroom on the west side wall will get pretty warm or cold depending on the season. That sun hits the slab and the transfer from it is very noticeable when standing at the toilet barefoot. I also noticed that to be comfortable, we keep it a little warmer in the summer and cooler in the winter than at our old house.

They can't get sunlight or insects in them. The company I bought them from didn't tell me to worry about it. The pump only pulls from one tank. The water gets extremely filtered after the pump. 10 micron, 5 micron, carbon, then UV light. Tastes great, too!

I’ve been storing five gallon bottles of water in a rack in the dark pantry for 20+ years. The water does not go bad under those circumstances.

All I’m saying is that while the foam is great and better than fiberglass, it’s not the end all be all of insulation. Our propane usage runs about 32 gallons a month or $85, running the water heater and furnace. It’s much easier to keep our house cool during the summer than warm in the winter. We maintain about 70 degrees year around. If we could get the $1.50 propane everybody talks about then our bill would be far cheaper, but I haven’t found a service that will bring me 200 gallons at the price, instead it’s $2.65.
Oh, and I’m only talking from 3 years of living in the house vs your 3 weeks

I did an inch of closed cell, followed by 2 1/2" of open cell in the walls. 7" of open cell on the roof. If there is a better way to insulate it, I never saw it. And I'm not going to lose any sleep justifying what I built to you.

Closed cell is very water proof. It also adds structural stability to the wall, giving it a higher wind load rating. But, the R-value is lower than open cell, thus the reason for adding the open cell behind the closed cell. On the water leak, my bet is they are both going to make it difficult to locate the leak, causing water to travel somewhere other than the leak location. But open cell being more proud, I would think the water is more likely to give the gravity and go toward the floor.

Open cell will hold and retain water, therefore a membrane is required in some climates. Closed cell has a higher R value per inch than open cell. Closed cell is a good bit more expensive than open cell.

Did you consider a wood burning or pellet stove for heat source? Since it don’t get all that cold here.

I also have a wood burning fire place. Outside air supply and a blower fan. We would probably have to turn the heat off, and open a window to use it though.

Jason, your fireplace guy may have told you, but you will need to open a door or window near the fireplace to get the draft going up. Foam houses are so tight they tend to suck the smoke back into the house until a substantial flow out the chimney is created. The outside fresh air is only enough for combustion.
On that note, I’m curious how a foam house burns, if any different than a batt insulated house.

I was curious about my shop since I weld and cut near the walls so I tested a piece of foam with the cutting torch. You can char it and sort of melt it but it does not burn (ignite).

On my side of things, I look at it as a positive in controlling a structure fire. As tight as these houses are, say a room and contents fire, it probably won't make it beyond the origin room, if the door is shut. Fire must have fuel, oxygen, heat, chemical chain reaction to live. The fire is likely to use up all of the oxygen, and decay quickly. The FD can make this work in their favor or screw it up. Cool and ventilate and it will be a win. Give it a gulp of fresh air, fail to cool, and things can go south. Backdraft is when you introduce new oxygen to a smoldering fire. It had everything it needed to burn, except oxygen, and oxygen was given back to it, and failure to cool and ventilate happened.

I knew the foam wouldn’t burn, which is why it’s such a good choice for open shop walls. Just didn’t know how it affected structure fires being so air tight.

Very good question. This cold snap has taught me a lot. We have been without power and water the vast majority of the last 24 hours. The power can easily be solved with a generator, but I too am curious what you have done with your water situation.

Investigated yesterday. As big as those tanks are, about a 3/4" layer of ice formed on the circumference as well as the surface. My failure to wrap the pump intake and discharge in heating cable made the line from tank to pump freeze. I bet the heat cable is the solve.

They're stout and heavy. Didn't need em that stout and heavy, but that's how they turned out.
They will be here after all of us are long gone. I dated and left my initials on the bottom with some welds.

Looks great, the tables are nice.
I bet the heat tape will serve you well, I have my water line on my transfer pump wrapped in tin foil, the heat tape, then insulation. They have not missed a beat during this cold spell.

Heat tape works wonders, but don’t leave it on permanently or the mice will chew it off. For now, in emergency situations, you can cut apart an electric blanket and do the same things.

Propane, whole house.
Tankless heaters, cooking range, and generator run off propane. I got a 500 gallon instead of a 250 gallon because of the generator.
The generator came set up for natural gas. The ONLY thing I had to do to switch it to propane was turn a valve 180°.
Getting set up with Generac was easy. I have spoken with them twice. They're Wisconsin yankees, but both times they were super nice and super helpful. I programmed the generator to run a self check at 0900, every other Saturday morning.

I spent a little time in Wisconsin inspecting some electrical switchgear, and touring a huge fabrication facility. Everywhere I went the locals were extremely nice and friendly. They talk funny
but everyone I met was good people. Reminded me of home except for all the snow and ice, oh WAIT!

Nice tables! I'm planning on doing something similar with some cedar I cut with an Alaskan chainsaw mill. I need to let the wood dry for a year or more first.

Around here, the ants have been eating up the $650 electronic control modules on the Generacs. Some pesticide around the interior surface of the housing and some carefully applied to the electronic control panel have been required.
The water gets extremely filtered after the pump. 10 micron, 5 micron, carbon, then UV light.
I've been researching these. Would you list what filters/system you installed?

No house should be without a trophy wall. Vaulted ceilings are a must have.
