i stalk LO's, it actually pays off.
If I send my neighbors a text and ask them to give me feedback on my lawn and plant rye into a giant dong pattern, I'm probably going to get some less than positive feedback. Same goes here.

The last one stopped to see if a land owner was broke down and needed help. He said no was just checking water. After talking awhile I asked him if he knew of any places to lease. He actually said matter of fact I got my place and want to get rid of my current lease members.. Place I got know I waited 6 yrs to get on with a friend. 5 hunters 6k acres house $1500 Childress

Ex-girlfriend had a friend who had a husband who had an open space on a lease. The husband left the lease the following year. I found 8+ new great friends, a great LO, and a beautiful Hill Country lease. 15 years later, I'm still there.

Saved my money bought it, then was burned out by range fires. Insurance paid well and I bought the second place, twice as large, much better hunting.

I purchased mine about 10 years ago. Spent lots of hours getting to know the area & looked looked looked. Became very educated on land in that area. Then got to know THE local real estate agent & made him aware of what I was looking for; general area, price, size...ect. Most important made sure he knew I was qualified and ready to buy.
Then one day the phone rang, he had a place to look at - we looked, decided and purchased the land WITHOUT it ever being listed. I wonder how much good land sells this way...I don't think it would have lasted long, but who knows.

Own in Young county but have been asked no less than 5 times to consider joining existing leases in the past 3-4 seasons. Amazing what happens when guys willingly and openly discuss mutual topics like hunting during lunch, dinner or just shopping around at places like Cabelas, Bass Pro, Academy, Dicks, Gander Mountain and Sports Authorities.

Own in a couple different counties, before that the best leases I was ever a part of were owned or managed by old friends of my dad or uncle. After they passed away and the kids sold off the places most of our leases came from contacts I found through the chamber of commerce's in the areas we were interested in. (COC web sites, phone call, mailed letter or in person)

No one has mentioned going to the county CAD report. This In my opinion is much more effective than knocking. About a third of the time I can find a phone number for the owner. By that point I already know his name And the size of the land. Most cad reports have an interactive map. Have google maps pulled up as well.
Your more effective at reaching people this way and you won't waste a tank of gas driving. By the way if you do decide to go knock do it on a Sunday right after church. People will be home and in good moods.
