We have two spots available on our South Texas lease in McMullen County. Place is between Freer and Tilden, on Hwy 16. Our pasture is 3500 acres mixed high and low fence, part of a 14,000 acre ranch. Lease is year round, MLD, and family friendly. Lease includes nice camp house, RV hookup, cleaning shed, and cooler. I have a long history with this place and it is capable, and currently, producing 180”+ deer with the 200”+ every couple years. Lease includes all legal game, and our pasture is loaded with quail. We have a total of 6 spots on the lease. Most of the blinds, feeders, and protein feeders are in place. May need one or two blinds.

Everything is split evenly amongst all members. The lease is $16,700 per gun plus pro rata share of feed. The price is on the upper end, but it is support by the amenities, quality of ranch, and lower spot per acre.

May also consider leasing out the bird rights separately. We counted 190 coveys of quail on the 3500 acres out of the chopper last year. 85% bobwhite.

I suggest at least providing an estimate of additional cost of feed.

This place looks awesome to me - I have been on a ST lease for 18 years and the hunting is amazing - this place is expensive for a reason - because it has trophy bucks with all the amenities
