We are getting rid of our 40 year old trailer houses on our place and are looking to replace it with some type of modular home from $100k-$200k, 3-4 br, 2+ bath (up for any suggestions on the specifics). We are south Nolan County (45 mins from Abilene, 45 mins from San Angelo). I’ve done a bunch of googling, but I have no idea the quality of all these things advertised online. We want something sealed up nice from the mice and other critters at a minimum. Anybody have experience with these things or have put one on your place? I would like to put it on a concrete slab to keep the critters out. Would love to have something by hunting season as well. Any help is much appreciated.

I live in east texas and they are several builders that what i call a pier and beam house. I bought one from a builder in pritich texas back in 2005 i think. 3 bedrooms 2 bath. One guy in Jefferson wherei live still builds them. They are finished on the inside just add you appliances and furniture etc. Plumbing is copper stub outs and pvc underneath. The ac system is put in after house is moved and set up. Duct work is in ceiling and inside unit not in durning move. I had my electric panel put on the outside of house as it it easy access and if i new to run a circuit its fairly easy. I did all my plumbing hot and cold water and sewer and gray water. Took a week off work to do all of that and basically moved in after 5 days. Woud do it again and no complaints about home. Nothing fancy but its paid for. I did add a extra block to piers to get it a lil higher off the ground so plumbing was easier to run and easier to get under for any plumbing repair as you get older.

Maybe consider a steel Bardominium instead.

If you're already willing to have a concrete foundation built anyway, you might as well get a very strong and durable house out of the deal. The steel house won't rot, won't burn, and requires very little maintenance to the outside. I-beam or truss construction means only the outer walls are load bearing. The interior walls can be anywhere you want them. We did 1" of closed cell foam on the walls, followed by 2 1/2" of open cell and 7"-9" of open cell on the roof. I got a little carried away on size, 3625 sq/ft under HVAC. It costs the same to heat and cool as the 1967 built frame house that I sold, that is 1500 sq/ft.

I think they sell all brands of manufactured homes, they have a yard on IH10 just west of Seguin

You're going to find that out with anything that's in the "sticks" unless you know somebody. Don't expect value pricing either, you will pay a premium.

I worked with the owner many moons ago. They seem to be a reputable company.

MB ranch king makes some modular cabins that you can check into as well. I like them.

Metal exterior keeps things easy

By no means knocking the barndo, I like the points noted about them above. If you don’t have a connection or are doing it yourself you will pay more to build a barndo than a typical home.

We purchased a brand new 4br 2b brand was TRU made by Clayton , about 3 years ago now. It was the cheapest 4br I could get at the time , we were shopping on the tail end of the Rona virus BS. It's rough around the edges and leaves a lot to be desired. Had lots of warranty work done on it during the window for it, still came up with issues after warranty expired. It does what we need it to do, but it's bare minimum. Already planning on replacing it in the next 5 to 10 years. Wish we had spent the extra 60k on a southern energy home we were looking at, but the Rona years were terrible all together for mobile home shopping

This is what I am trying to avoid. I would hate to spend the money and then get something that isn't going to last.

My BIL bought a new Palm Harbor home from the dealer in New Braunfels a little over a year ago. He did some upgrades, metal roof,flooring,countertops, drywall with 8' ceilings and maybe some others. I think he said it was 215k with delivery and set up, its a 3 bedroom. Probably 1800sf or so. He has not had any problems with it so far. Seems to be built well.

I priced out barndos back in the fall from 3 different builders, all of them were right around the 200.00 per SF. That was with contractor grade kitchen cabinets, countertops, bath fixtures and stained floors. The county told me they charge the same tax rate on a Barndo as they do a traditional stick built.

$200/sf would definitely take that option out of the running.
