If they quit insuring in Texas, I would sell my home and buy a very small home and self-insure.

I can see it happening. Replacement cost up. People insuring in areas that are prone for destruction. You can't expect the ones that never have claims to shoulder the burden of those that are always having damage. Only fair way would be to escalate the cost in areas that are prone to damage and reduce the premiums is in those that have very few claims. But of course, that will never happen.

We would sell and buy a motor home RV. No property tax and cheaper to insure. Follow the good weather seasons.

Home insurance is cheap compared to vehicle insurance, I'm thinking about buying a mule and buggy, selling my cars...my home is paid off, RV sounds great...now to convince the wife.

you are not getting a break because you (we) have to make up the difference on the compainies others losses - that is how insurance works

That thought crossed my mind recently. I ran numbers. I’d have to sell my rentals but they would cover it without touching any other funds. Savings would be about $19,800 a year. 2-3 years and I could cover my roof. I’d only be concerned with total loss protection

I wouldn’t mind the RV route, I did it 5-6 days a week for work for several years. Wife isn’t big on the idea.

Even more egregious... a lot of Florida has been built better, particularly since 2014-ish.

The eye of Milton landed 38 miles south of my house. My house is on stout concrete stilts, with two floors above of living space. We easily had 115+ mph winds. I lost a few ceramic tiles of roofing and two decorative shutters. Most damage I've seen was asphalt shingles on folks' homes and damage caused by downed trees as west central Florida is covered with many historic and protected live oaks.

Transparently, lots of folks sustained significant damage and my heart goes out to them, but to say Florida was completely devastated by the hurricanes simply isn't true. But let's never let a tragedy go to waste, either.

It's a changing world and one tough to navigate. The new deflation in insurance being desired by consumers and being provided by companies is going to create some real losers. Some can handle it, some won't be able to and many will squeal like a stuck pig when something goes wrong and coverage is inadequate.

Never ever thought I would see 5% and 10% deductibles but, it is happening and somes are utilizing them. Typically bigger houses.

1st time home buyers typically spend all they have on a D/P. They'd better hope for good weather.
