Hudson, My son and maybe another grandson are looking for a lease year round. We like to dove hunt and deer hunt. Spring turkey on occasion as well as hogs. I've killed all I ever need to, but I want to get the lids and grandkids involved as much as I can. I'm 68. We would like it to be just us on the lease but we are not opposed to joining others. Not looking for a beer lease but have no problem having a beer or 2.

My boys all grew up in the country on our place. We know how to take care of a place. We aren't rich and everything we have looked at is 5k a spot and up. Can't afford that. We like north on the Red River Gainesville to Ringgold or so or west 2-3 hours from Sanger.

Has become a real conundrum out there, way too little leasing inventory for the demand and way high pricing knocking many common folk out of private lease hunting. Recently spoke to a realtor in the Cross Timbers region of TX and he told me the tripling, quadrupling and even 5X+ increases in acreage pricing occurred in the past 2-5 years directly resulting from COVID and the George Floyd BLM riots causing a "real estate run on the market" of city folk wanting the rural lifestyle. He explained selling those highly elevated priced properties was great for commissions and fees but it has really tailed off the past 12-18 months due to folks continuing to hold on to inventory in hopes prices keep rising up. He said that run on the market also took a bunch of lease properties off the market as well.
