Got a call from my youngest son and he shared the bad news today.
Company has been sold and there will be a 3 phase lay off schedule. He's in the last group and on the street January 31st.

He's a manager in property management meaning they manage, rent and sell homes to individuals who make a lot of money, but have lousy credit.

He's early to mid 30's (33), college degree, reliable, trustworthy, responsible, respectful, hard worker and lives in the Dallas area.

He's going to have a new job and should start now in his off-time. That job is going to be finding a new job.

I have 2 buddies that have worked in residential property management for over 15 years. Both were laid off in 2024 (differnt companies). Both landed on their feet in different industries. Good luck to your son, property management is consolidating a bit acros the board.

What is his degree in?

His degree is in environmental biology, but when he graduated in 2015 the oil industry was in the tank so he went another direction.

I’m a retired personnel recruiter, AKA Headhunter. Companies paid me to talk candidates into changing jobs.

Some things he needs to know:

A resume is a marketing document, not a history of his career.

In a sea of words, numbers stand out. Size of team, length of each project, etc. if known, the size of the budget. Dollar signs, $$$, stand out.

Sell what someone wants to buy. Never hope that they will buy what you want to sell.
Look at the job description. If somebody wants to get someone who knows cats, don’t dress it up by saying felines. Why? Often or usually a company feeds the resume into a program that looks for key words. That software is sophisticated but can’t think for itself. It scores the resume based on key word fit.

See if he can get a letter of reference from his immediate supervisor and include it with the resume. Have him call the ex boss and ask. A call is cheap.

I went through it myself in 2007, when I did land my new job I was making a lot more money and people appreciated what I did imagine that.

When it happened to me in 2006 I held off working or hunting a job until 2007. When I was downsized I was making $32 an hour. When I went back to work it was for the same company doing my same job but as a contractor making $55 an hour
