Ok guys, out of curiousity, how many of you guys get on and off a lease every year or nearly every year? And how many of you guys have been able to secure a reasonable place with reasonable land owners at a reasonble price?

Im just happy to actually be on a lease this year. The last 3 years i had to find free spots. Of course they were free, but i was extremelly limited in my hunting time. Last year for example i only got 3 days of hunting for the entire season. This year, im on 750 ac for $1000, i call that very reasonable.

Its like everything in life, you get what you pay for. If you want to find a place that is not killed out or one where the land owner will help with feed you are going to end up paying a little more.

I've gotten off my lease(s) and started hunting "family land"....but I've been drifting that way for a cpl of years.

This is my first year not on a lease in 6 years. Got tired of feeders and stands being vandalized, cams stolen, poaching, etc.

Sorry to hear that but not all leases have those problems. If you can find a lease that provides all feeders an blinds then the land owner is there to watch over everthing.

I have been on the same place for 11 years. In that eleven years, I have a good reputation with the owner, and they always look forward to having us for another year. They went up on the price once since I have been on the place. It is still very reasonable though. I consider it an "average to better than average place". I also have a spot on another lease that has good hunting also. We pay a premium for that place, but it does have a house, electricity, and water at no extra cost. Find a place you like at a price you can afford, and try it out for a couple of seasons.

My Dad leased the lease I hunt on for the 1st time in 1977. We got off around 1989, and then I got back on in 2002. There are still a lot of the same guys on there from when I was a kid, and we still lease from the same landowner. The 1st time I went to that lease I was 6 months old!! I killed my 1st deer there when I was about 10 or so, and now my son has killed every deer he has ever killed there, and my wife killed her 1st deer there last year. When I got back on the lease I even bought the same camper that we had when I was a kid from the member that I replaced. Lots of memories everytime I go there, I really can't put into words how I feel about my lease. Hope I never have to find a new place!!

Hope I never have to find a new place!! sounds alot like my lease situation. i was on a lease out in burnet county with my buddies for a couple yrs before rejoining a lease i hunted for a good part of my life out in nac county. my dad had been on my current lease since 87 and i hunted it my whole childhood and then some before he got off in 02. when he got off he sold his camper to a guy on the lease. when i rejoined the lease in 08 i bought the same trailer back from the guy and put it right back in the spot it was in before my old man got off. couldnt of worked out any better. not to mention i got my trailer for 400 bucks! while i dont imagine i will ever get off my lease due to the fact that i got a bunch of buddies on there ive known since i was a kid and my uncle mows and does my food plots, i do plan on trying to get on my buddies lease in zavalla county when there is an opening and i get in a better financial situation.

I was on a lease for 3 years and got off. I sold my trailer to a friend who was on a lease about 5 miles away. After 2 years of no lease I got on his lease he has been on for about 8 years. And my trailer was gutted and fixed up! Not a bad deal. I look to stay on this place a long time for my kids. Less than 2 hours from home, less than $10 an acre and over 1,000 acres. I can't ask for much more and have friends with places all over.

Sounds like most of you guys are in good situations on your leases. That is great. Not exactly what I expected when I started the thread. I figured it would be around 50/50. Good luck to everybody this season. Bow season is just around the corner.

My grandpa leased 1000 acres in Kerr County when my mom was in elementary school. My mom is now over 50 and my family is still hunting the same property. The price has never gone up either....and a cabin is provided.
but as most kerr county hunters know, 45 years ago is not the same kerr county we hunt today. Back then this place was waay out of town...now everything around it is divided up into 100-300 acre tracts with huge houses. The hunting has suffered somewhat, but I guarantee I will be sitting in that cabin come Thanksgiving with my whole family again this year.
We are very fortunate to have the land owners we deal with....on the 2nd generation of land owners now. I would hate to move leases every year

I hunted my Grandma's 52 acres in Zavalla and Angelina National Forest from 02 to 05 for free.
Then got on a 1250 acre lease in Zavalla from 06-08 for $400. Killed 1 to 2 per year. 17 people on it. It was 1 1/2 hours away.
This year got on a 10,000 acre lease 10 minutes from the house for $1,000 and only 30 guys on it. Private land. Got tons of pictures of deer and have 7 coming to my feeder every day.
I plan on staying on it as long as possible until I get my own land in a few years.

Last three years .....lease north of Tyler, great landowner, no deer. Next year 200 acres close to Mason 5 spots, I bought 3, my friend bought 2. Alot of deer, crazy old maid landowner (she kept stealing our stuff).
Following year got a lease north of Ozona, less land to hunt than we were told and had a guy that drank from sunup to sunset put up a stand 450 yards from mine. Told the owner and he just laughed and said "yeah he drinks alot".
This year will be hunting the panhandle on a lease that was posted here. 7 guys on 7700 acres. Great guys on this lease and I'm excited about hunting here this year and the next and the next.

3 guys, 3250 acres, great land owner, trophy lease, year round, deer, hogs, turkey, quail, dove, and varmits. Landowner plants feed plots of oats, wheat, and turnips. Feeders and blinds all over the property, just have to choose what one you want to hunt. 50 miles from home, 15 minutes from work. $2500. You get what you pay for.

Smokingquack that sounds pretty good, I pay a 1000 less for around 800 acres, I didn't really go into detail on my first post
has a cabin, a/c, hot water shower, fire pit, BBQ pit, smoker, 9 box stands, several tripods and a slew of tree stands, all have feeders. It is about a 100 minutes drive but honestly I prefer the drive, gets me out of th city and I relax looking at the scenery. Deer seem to be pretty good, I'm a meat hunter. I would lik to get one buck and mount it, haven't found one worth taking though. But I'd like to take my first buck this season so maybe I won't be as picky. My main req for a lease is for it to be a year round one so I can just go out there relax, look for a hog etc.

Lesson learned, but after being on 3 different leases in 4 years, I gave up on leasing from internet or newspaper ads. Same story every time, people were hunting out of my stands when I wasn't there, and the hunting was never very good. I refuse to pay a landowner or sub lease agent who is just using me to setup feeders/stands that they are going to hunt while I am not there. I will only lease a place now if it is referred to me by family or friends, and I currently just hunt family land and a few other place I am allowed to hunt for free.
