May as well get this started. Concerns have arisen that I may not actually have a lease to renew for this coming season due to changes taking place on the ranch it’s located on. So rather than sit and wait I want to try and stay ahead of everything.

What I looking for.
-year round access would be nice but not always a must.
-within an hour or 2 drive of Victoria area is preferred but would travel more if needed.
-bow/rifle preferred
-doesn’t need to be a trophy lease but management is a plus.
-hogs and predators allowed.
-family friendly and family allowed to hunt.
-wanting to make something long term, a place my daughter can grow up visiting and learning the ropes on.

A little about me as a hunter:
-37 years old, married, one child
- Hunting and fishing since I was big enough to hold a fishing rod and wield a red rider
- Wife is new to hunting but she shares all my work ethic and hunting tendencies. She cleans her own deer as well.
-I’m not looking for a trophy lease but I am all about passing deer allowing them to reach old age. On the current lease a deer reaching 5.5-6.5 is what I shoot for, can be catered to depending where I am and what’s expected.
- Respect for the animals I’m hunting means something to me, and being tasteful about the sport and how I present myself to those outside the sport mean something to me. I like taking good clean, tasteful pictures of our kills.
-Not a headshot taker, I will take the occasional neck shot when meat hunting. Would much prefer good clean vital shots in most situations.
-I don’t have a problem taking out acceptable culls. Most years I’ve shot just culls with no “trophy” taken
- I am a DIY type of person. If I can build it to do it myself I will but I know how to draw a line on just wasting my time and having someone else do it right.
- I pull my weight, filling feeders, helping other hunters with their stuff, cutting wood, clearing shooting lanes, whatever you need. Can run a tractor and shredder with the best of them. Also useful on other heavy equipment if needed
- I’m a game camera watching fool, I want to have the best idea on age for the deer I’m targeting, the more pics I have of them the better.
- Not worried about freezer filling
- Not a camp drunk, don’t mind a drink or few but not the guy you gotta worry about disgracing the camp/group. I don’t mind my family around that type of stuff, as long as everything is kept respectful.
- Dont approve of excessive riding around shooting or spot lighting during or near hunting season.
- Would rather park and walk then pull right up to my hunting area, I like my area as undisturbed as I can get it.
- Happy to demonstrate rifle and bow accuracy/competence if needed.
- Respectful of the landowner and the property I am on. I consider it a privilege to have access to someone else piece of Texas even if I’m rightfully paying to do so. I am not entitled just because I gave someone money to be there. Likewise some mutual respect is appreciated just because it keeps things pleasant. I don’t need to be on a place where the hunters are looked at as a burden or a necessary evil.

I do have access to some small family property to hunt. So I am not desperate to join just any place and I want it to be a right fit for me, my family and the other hunters and a place I can stay hooked with. Having comradery at camp is a big part of the experience for me.

I can provide a couple of contacts that will vouch for me as a hunter/ lease mate.

lease openings should start showing up in Jan-Feb - try leasehunter.com website and check daily -

And by the way that is how you do a write up when looking for a lease spot - good luck to you

Appreciate that. I wanted to try to throw in all the little stuff that I know some people appreciate. Figured that was about the best chance I had for finding a like minded bunch.

Is lease hunter really any good? I was always under the impression those places were over priced or were there for a reason types of deals.

Sure there are some that are over priced like anything else. However if you find the right one with the right members it is golden IMO - I have been on one 15 years and love it - price also depends of course on several things - mostly the quality of the deer and I would certainly ask to see pictures of some of the bucks that have been taken.

But in addition to that are there any amenities like electricity, water, RV hookups or camp house, stands and feeder in place or not? The other consideration is it a community stand lease where you can hunt in the various stands or a lease where you are designated a certain area/acres and you are required to put up your own stands and feeders. Last but not least is the land owner someone easy to work with or not?

If you run across one that appears good if you want to PM me and describe the set up I will be happy to give you my thoughts.

GrantW great profile that you have laid out here, well thought out and well executed. As a word of suggestion and additional advisement, do not minimize the opportunity of personal discussion and interaction. Over the prior month or so, I have been offered the chance to jump on to 2-3 different leases for the 2024 season by just engaging in friendly discussion at local restaurants while out hunting. Usually the discussions begin with the obvious, "see you're in camo, you out hunting", we have generally both noted that we are and we start sharing stories as to where we're generally hunting, what we're seeing or not, what we'd like to see, how big a place etc.etc. If we've had enough sauce, stories about the lease pricks may be thrown out too, etc.etc. Several times, these discussions have rolled into being asked if I'd have any interest in joining their group next season based on openings coming up or being brought on as an add on. This has never been the intent of my striking up friendly hunter to hunter discussion but it has happened this way a lot over the seasons, probably 10 or more times if I were to estimate. Since I own and also lease within a short distance to where I own and have a great lease pardner from THF, I am extremely happy with my situation, had I not been, I could have had something else fairly easily. I guess my overriding point is to not minimize the power and opportunity of two folks discussing things of similar interest and of like mindedness. Still is a lot of power in conversation.

Outstanding job laying everything out as you did.
You also sound a whole lot like the kind of guy I would consider if we had openings.
Tlk listed some of the few things you left out. I’m not sure if you listed a budget but that helps.
I also recommend leasehunter.com but you can’t count on any one source. This forum is a good place to find something, but a good lease is hard to find.

Well, I sorta left price out because I was worried about being or looking unrealistic. I know a lot of things will dictate the price of a lease as I have been on one for the past 7 years and I’m always comparing things as I hear people discuss it.

Thank you freerange. I know some people may look at some of those things and think “why does that matter?” But having seen people come and go on a place for various reasons I wanted to paint the picture of who I was and round abouts how I operated.

I'm been on a lease since 2003 and am thinking of getting off this year as I have moved 8 hours away to east Texas, It is in Terrell country north of pumpville. we have 3550 acres with good whitetail and mule deer. It is a seven hunter lease and I have three spots I will give up at 2000.00 per gun. I am going to sell everything I have there which includes 2 camper trailers, one is 1998 35 foot Wilderness fifth wheel, the other is a 2008 Terry 28 ft with one slideout, both are fair shape being they have been out there 20 years, have two jeep grand cherokees one a 1990 and the other a 1992, both run great. Have three Dillon fiberglass 4x8 two person blinds and one 12 foot metal tower blinds and feeders on all them, there are four more blinds and 5 other feeders that are kind of comunity feeders and blinds. We have a great group of hunters that share in the suppling the corn and working on anything that needs repaired and filling feeders and splitting cost of corn or protein. I would take 7500.00 dollars for all my stuff I have out there and you pay the rancher for lease. It is a seven hunter lease. Thanks, Bob
