I own a piece of property in Coryell County near Evant, that is low fenced, has water but no power and I am considering leasing for hunting. It is about 80% wooded and some clearings to easily set up 2 rifle set ups and several bow set ups. None are in place now. It has a seasonal creek that runs through it and good asphalt road access. I know there are hogs, coyotes, turkey, and some deer but not sure how many since I haven't hunted or set up cameras in a year. The neighboring land was being subdivided to make the Rio Escondido development which I am sure stirred things up. However, that is finished now. I am considering leasing to 2 people. About what would I reasonably expect to get for something like this?

Reasonably, $1000-$1500 per gun, or $2000-$3000 for the place

1 hunter at $1500 to $2000. Pretty small. Question is do you want same person year after year or have to find new ones each year. If you charge $3k and they don't kill a buck they are leaving most of the time.

People are paying crazy prices in that area due to the location, but top dollar doesn’t always bring the best leasee. I leased for many years in what I think is now the development you spoke of and we paid around $24 an acre, however, it came with a house, water/electric… a decent enough place to bring the wives. I would think $2k-2.5k would be fair with 3k not completely out of the ball park.

THanks,,,that is about what I figured and obviously would prefer not to have to have new hunters every year. If I go this direction will post again with more details.
