Who has a foundation repair company they know and trust? The drought plus heat have quickly caused some problems and I need to call the man before it gets worse

Soaker is going on the south side, but we likely need piers in addition.

Ram Jack did our place, not cheap but their design looks better than the others and done in 2 days. Ours went down 3" and broke the sewer line another expense.

Having been through this, find someone that'll pour piers. Pushing steel piers didn't work for me, but pouring did.

No, piers are under the footings. They piers hold the footings in place.

No, piers are under the footings. They piers hold the footings in place.

Not true. We have piers, we think 89 of them along with post tension. Built in 2017.

My mistake BigPig, never saw a PT slab that also has piers. All PT slabs I've seen only have 2' footings around and through it.

I have been using drip hoses around my slab to keep moisture in it - we are in heavy clay - when we built the house we had quite a bit of extra things done on the slab - hope it works

Just delete some of the quotes. I think piers with slabs are becoming more common around the DFW area. Houses all around me have had foundation work done some not too bad and some worse. I am at the top of the street and the houses that are near the bottom seem to have more issues. I had Olshan out 3 years ago and received an estimate primarily to use to protest taxes. I have a 1-1/2" variance from corner to corner. Some minor mortar stuff when soil dries out. I am going to have to see more issues on the exterior before I do anything.

You probably have more issues going on, Have a hydrostatic test done first, before doing any foundation work.

I have only seen one post tenstion house with peirs in my lifetime, not common.

Before we bought the house there were foundation issues, the sellers realtor went the cheap route and put cement piers just so they they fixed the problem.
Then in 1998 the foundation went south, we had many foundation companies come out, decided on Ram Jack for two reasons, one our neighbors used them and were happy, two they were the only ones that used steel piers driven all of the way down until they hit rock.

We went with what they recommended on how many piers and where. They went down I think it was 28' on the west side of our house, 32' on the east side, installed something like 18 piers on both sides and the front of the house.
We did not have issues for a while and then the house started moving again bang Called Ram Jack they come out and say our piers are not failing and that we should have put piers in the back and inside the house
Now you tell us . mad
Since then we have spent additional $$ on injecting fillers on the inside which helped but not resolved the problem.

If we had it to do over we would go with a company that puts piers all of the way down until they hit rock and would also have put them inside the house.
Would Not Recommend Ram Jack, no clue who we would use if we have to do it again.

Would Not go with a company that uses cement piers that only go down like 6', they are band aids that will fail quickly!

Olshan wanted to put lots of piers in my rental property. even in the high spots. Still decided to go with them. 8 piers
they tried to put in at the high spots hit refusal at 3 feet so they were totally worthless. Had them look at my current
house as one corner was clearly low. Olshan wanted to install 36 piers. Structured foundations did it with 9 piers
and its been fine ever since, but it is north texas and it will move. Olshan wanted to pier parts of the house that were
1/2" low from the high point. House was built in the mid 80's and is post tension slab and has grade beams on the
exterior and under interior load bearing walls which is normal.

Olshan is a scam big time

They wanted like 30 piers in my old Irving house, I called out a few companies and I had worked for a few of them but never told them that. 4 other companies wanted 4 to 6 piers, I think I had structered, MRB and Perma Pier as well as Olshan

Went with Perma Pier in the end, I had worked for 3 of the ones listed above.

The builder had it engineered that way. A soil test was done and I guess it was recommended, I'm not 100% sure. It's a pretty large slab so maybe that's why.
