I have a landowner considering leasing out her land to me, but she has never done one before. And all the land I’ve ever leased was just a handshake.

I was seeing if anyone on here had a letter I could look at that 1. Ensures landowner/family is not held accountable in case of accident or tickets and 2. Gives us permission to be on their land.

Hunting lease insurance will put her at ease ...reasonably priced ....covered the land owner for two million. This will sell her for sure.

I should've also mention the insurance also gives hunters liability of 2 million ...each incidence of 1 million.

I hunt two different properties at the moment. One was on a handshake. The other was more formal with a written and signed agreement.

I would also include verbiage/information about who else (non paying members) have permission or no permission to be on the property and hunt it. We have had a problem with a "friend" of the owner come on the property to night hunt and hunt our stands. We confronted the guy and it could have been a big issue. If you like the place, see if you can get it for multiple years, instead of just the one year. We signed a 5 year deal with ours.
