Yep. I did some massive index fund buying when the S&P fell below 3600 recently. May or may not hit a new low, but it was time to buy and be done with it. Other than cash I set aside for a new truck, I have finally deployed almost all the cash I generated in January. I also flipped all my individual stocks into VTI and VOO or related to get back to "set it and forget it". As of today I am only down somewhere between 5 and 6 percent overall ytd in my stock market accounts.

REIT’s are paying good. As risky as everything else but I just moved a decent amount into some that are paying 19-22% dividends.

Average stock market returns last 20 years for the months of Nov and Dec was up 16 of those years, down 4. At least we have the hope of history on our side.

My wife and I both are in education we will never get rich in this business but we have a done a really good job of living off my salary and saving all of hers in some form or fashion. Since JB took office we've lost 38k in our investments. Tough hit for us and my wife has only 12 years until retirement.

You can’t go by dollars lost now, what’s the percentage? If your down 15-20% then so is most everybody else. 12 years should be plenty of time to recoup those losses.

Riding the recovery i was around 70% maga stocks I think and made out like a bandit with those stay at home stocks. There was no way the market was going up at that point with quanative easing and monthy fed rate increases to come was going to hurt. I needed to get out and rebalance anyway, so sold most of those into cash. Been buying back in index funds a little every 2 to 4 percent drop ever since, increasing the size of limit orders each time. Largest buying was early Oct. Plan was to buy each drop until I run out of cash or the market reaches were I sold. Thus nothing to lose. Obviouly going to run out of cash, same as i did during the covid crash. I also sold all international the moment Russia invaded and added that to my dca every 4% drop index fund strategy. So it was offset mostly by vti voo and vig or similar but much of that bought by large limit orders that hit the days of the last two ytd lows.

Wife and I are both retired and debt free with 401K’s in “safe” stuff. Or, at least, the principle is safe. Safe generally denotes low yields and, with Biden and Congress looting the economy, inflation is killing me. The money is still there but my purchasing power has dropped. So has yours and retirees like me are in danger. Retirees are, by necessity, risk adverse.

I have my home, 2 paid off rent houses and 133 rural acres of non productive (junk) land in Montague County good only for hunting, fishing, and down time. I’ve decided to sell one of the rentals. It’s fully depreciated and increasing values have caused increasing property taxes. I’m just about breaking even on it and it’s time for it to go. My Grandson and his wife live in the other one so I’m also losing $ on it. No way I can evict them to sell it.

I don’t see how renters in apartments are making it. I’m seeing $1,900 to $2,500 per month for 1 and 2 bedrooms in Arlington and Grapevine.

Owner finance to them, this relieves you of all taxes & insurance. You’ll have to count the money as income but it won’t be substantial I’m guessing. You can structure the deal however you want, 30 year amortization with a ballon at 5 years or 10 years. Worst case scenario they sell or refi and you get paid or they default and you own the house outright again.

In this real estate market of high interest rates and needing a 640 FICO to qualify for a loan, lots of buyers will be turning to owner finance.

If you’re sitting on large cash reserves, consider buying a wholesale house, basic remodel, then list it for owner finance only. You set the terms, down payment, buyer pays PITI, you charge anywhere from 7-10%+ interest. 10-20% down payment depending on their credit and cash availability, and you’ll be making great returns every month. If you buy right and don’t go crazy on the rehab, you should be in the home for 75-80% ARV, so even if the buyers defaults in a year, you’ve got good equity starting out.
