Just opened the statement. It went up 600.00. No claims filed in the last 10 years. I guess it ties back in to the insane property tax appraisal. Any one else’s take a big jump.

I'm shopping right now. Replacement/rebuilding costs are driving the increases.

Insurance companies operating in Texas are having a hard time making it work. Lots of erratic weather and especially so up there in Texas Lite create claim pressures which are tough to deal with. This is magnified by the ever increasing inflationary pressures putting strains on what it takes to repair damage. This is starting to remind of the mold fiasco of near twenty years ago.

You guys up there in the DFW Metromess pay much more than usins down here in Central Texas, much more. All I can say is good luck.

I was told travelers said they were going up at least 10% simply based on inflation.

I use a broker for auto and home insurance. He always finds much better deals than I can ever find.

I’ve got a feeling I’m going to be hitting that same wall. This could be the tipping point of me. The only reason we stay here is because the place is paid off. But between the taxes and now insurance it may be time to say adios Ft. worth.

Odds are...if you've been with the same company for 10 years, you have an opportunity presented to you that is likely to save you some money. Now go shop...

Yes, mine went crazy this spring too...I'm not with that company any longer, still went up but about 1/4-1/3 of what it would've had I just bent over and took it.

Insurance companies are tied tightly to the stock markets...............markets down.........you pay more.

Inflation is up............you pay more. House price goes up by double in 4 years...........you pay more. Truck cost 80k instead of 40..........you pay more.

Can of 5 biscuits was a dollar 18 months ago............you pay 1.98 now................FJB

Mine went up. They added some extras in there that I did not know about until I talked to my agent. They added some equipment insurance on my policy. It covers A/C, appliances etc. It's actually kind of dumb on their part because one of my A/C units is 24 years old. The twin to it went out last year and I'm sure the old one is on its last leg. $500 deductible. With as much work as it got this summer, I doubt it will make it to fall. I will make my first claim in 20+ years. I won't shed any tears for them when I file the claim.

Like mentioned, shop it around. Also, take a close look at all of your coverages, values, and deductibles....a few small changes can make a significant difference.

I typically dont go with the lowest cost. He usually brings me several options and we go through each to determine what makes the most sense.

Good brokers won't deal with crappy insurance companies......and if they do, they will tell you ahead of time.

Anyone have a good idea what the sq ft price for a standard grade rebuild is for the DFW area?

You might want to look into that endorsement a little better to know what you purchased. Most of them have a limit of $1,500-$2,000 on stuff if the item is 15 years or older.

It will help but not as much as you think.

Plus, they'll raise your rate afterwards.

I left Travelers a few years ago. Always got a good rate, but when it was time to make a hail damage claim on my roof the good price was negated. Went back and forth for a year with them. They would only pay for damage on that one side of roof with damage. No roofers would replace half a roof.
The funny thing was I also had 2 trucks parked in the driveway that also had hail damage. That claim was no problem.
Needless to say, I didn’t renew with Travelers.

I have something very similar with UPC and filed a claim two years ago on a compressor that went out. If you have to make a claim, talk to your service person and make sure the words "normal wear and tear" are nowhere to be found in their writeup of what happened. If anything, print out the section of your policy that deals with A/C systems and have it ready to go when your system dies. Make sure you and your technician understands exactly what to write, and more importantly, what NOT to write on the service ticket. After my $500 deductible, UPC wrote me a check for the cost of the new unit and the initial service call. However, it took a couple of months of back and forth with UPC, me and my A/C company to overcome the initial wear and tear diagnosis.

Thanks,
Rich

Check with "varmintslayer" here on THF. He's a Farm Bureau agent. He saved me over a thousand dollars on home and auto combined.
All I did was send him the cover sheet and he quoted apples to apples.

Farm Bureau also alerted me last week about USDA funds available for drought relief at the ranch. They are good people.

If you've used the same company for more than five years, you're probably paying too much.

When my agent mentioned Travelers I told what my neighbor went through on her roof. While everyone in the neighbor hood was getting new roofs Travelers would not cover hers. After hiring 3 different engineers they finally agreed to replace it. She got a new roof 2 years after everybody else.
