I am going to lease out 2 archery only spots on my land in Gillespie County. This part of the county has one the highest deer densities in the state. This will be a year round lease for whitetail, turkey, hogs and any exotic(except axis for now). I will allow each archery hunter to take one mature trophy buck(8pt or better) of their choice, 1 middle-aged or older cull/management buck and 3 does for a total of 5 deer per spot. I expect 5 deer to be shot each year by each hunter for management purposes. I expect all hogs to be shot on site...I do not feed them but if they show up they get shot. This pasture is about 200 acres out of 300 acres that I own. I will hunt the 100 acres that joins it and maintain 2 blinds, feeders and pens. The 2 archery spots will each have existing feed pens with protein feeders(on timers) and corn feeders both running year round. There is a new 1 yr old 4'x6' box blind and a new 1 yr old Hawk Down and Out Panel bow ground blind at each of the feeder pen locations to use(will be put up in early Sept). So it is basically a turn key hunting spot setup and ready to hunt. If the hunters choose to add blinds or feeders they may do so. I would like the hunters to feed as much protein(timed feeders allow a set budget or amount) year round and as much corn as they want. I would like them to feed 10# protein per feeder per day year round. There is one water trough in each pasture and one spring that is seasonal in the 100 acre pasture. There is a current solar water well with 2 water storage tanks that is being converted to electric. 2 meter loops in place, one by the solar well location. This is typical hill country live oak/oak covered terrain with some elevation changes. It is accessed via a deeded easement road that is about 1.4 miles long that I have to maintain and do not want to tear it up when or if we ever get a lot of rain. It is remote but a very nice place that I hope to build a home on this coming year. It is a work in progress. The deer numbers are high but the buck to doe ratio is good....1 buck to 2 does....lot of hogs...enough turkeys to hunt....exotics(32" aoudad was killed on it a couple of years ago....I have seen axis last year on TC but want to grow the numbers to be able to take some each year....other exotics have been seen in the past, just not high numbers. There has been 6-7 130+ class bucks killed on this place in the last 7 or 8 yrs now...I killed one buck last year that was 135" gross 10pt and 4 does. For hill country deer there is a great age structure and with time the bucks should get better. I know the landowner and hunters to the north and they are management minded and feeding protein year round. The try to shoot mature bucks also. The LO to the west of me practice management and shoot mature bucks also...been told they feed protein and have taken 150+ class bucks in the past. There is a seasonal month to month cattle lease on the place but cattle will be removed on Sept 1 and not return till Feb 1st. I am looking for two hunters that fit my management plan and I can get a long with. There will be 3 hunters total including myself. I am easy going but particular about how I hunt and who I hunt with. This is not a party lease, if that is what you want look elsewhere. This is not a ride around all day long lease...to small and deer do live on the place and it holds a lot of deer. The first year it will be the two hunters only and NO GUESTS. I will explain more when we work out a deal. This will be a year to year lease to start since everything is in place. Lease will run from March 1st till Feb 28th and is year round hunting. The price per spot will be $2500 per year. If you want electricity then it will be an extra amount for it that we will decide on. Again, this is archery only and year round. It will probably take a 4 wheel drive vehicle to access this place...some 2 wheel drive can do it easily but a hill coming out is the issue going up it. Wet weather it will get muddy on the easement road and I don't want to rut it up. There are more details that we can discuss in person. This is not the first to reply but a process. If I do not reply right away or at all do not take it wrong, it just means there are a bunch in front of you or I am taking my time. I am working daylight till dark right now, 6 days a week and can show it to a few on Sundays only. Leave me a PM with a little about yourself and the other hunter and a contact number. This is a solid deal for two archery guys deer numbers are impressive if I didn’t have 3 leases already I’d be in wish I could almost swing a 4th just for the shear numbers of deer to watch all 3 my places added prolly have less whitetail than yours good luck with leasing

Beautiful place. What a great opportunity. You should have plenty of candidates to choose from. Is camping allowed or do you need to stay in town? There is water well(solar well currently being converted to electric) with power at the well. There is another meter loop about 1/4 mile to the east of the water well but no water at that meter loop. The can setup an RV or camp or stay in town. My place is about 29 miles NW of Fredericksburg or about 7 miles NW of Doss or about 22 miles from Harper or about 26 miles from Mason. Don't think they would want to drive back and forth. Rentals are all going to be VRBO or Bed & Breakfast.

Sounds like a great opportunity and appreciate the detailed post, definitely helpful to those searching. Hope you find a couple good folks. If I were more dedicated with my bow, I'd definitely be tossing my hat in the ring, even if just to learn from a member like STX!
