Very common to have entire subdivisions as rentals. Not Chinese… American communist.

Home ownership will become a thing of the past.

With interest rates rising folks won't be able to afford new homes. The rental market for the next several years is going to be strong.

People ain't going to be able to afford to rent either.

Last I checked, in our area, our mortgage was about 1/3 of what rent would be on something comparable.

The house next to us sold and was purchased by folks from the east who turned it into a rent house. $3100/month and they leased it within days of listing it

Every house selling in our neighborhood is turning into a rent house

It's not just about the monthly payment. Majority of renters do not have the funds for the down payment or taxes. Buddy of mine, him and his wife are in this boat. They make great money, ~ $300K/year but can save chit because they can't stay out of the casinos.

This, and so many of the homes in the DFW are are just getting ridiculous by price inflation. Average price of a home in the north fort worth area went up 40% in one year.

How do you come up with the required down payment on a home while stil paying rent in an over-inflated rental market? Most can not.

The reason a mortgage is cheaper than rent by a bunch is because the cost of the home 10 years ago was less than 30% of what a home is going for now. We have a rental home we rent to my wife's sister, we bought it for 160 with a 30K downpayment about 7 years ago. We owe 105 still, but the house could easily sell for 400+ now. Insane, and it is a "starter" home. So if we bought that house now, it would require an 80k+ down and have a monthly mortgage of 2500 plus tax, insurance, etc, bringing it to closer to a 3000/mo monthly rental. Our mortgage payment on it is 1600 all in. This is the dfw market since 2020...just going nutz.

And then you get all the bills associated with home ownership. When you rent, the landlord pays all the maintenance and repairs...lots of folks don't have enough cash in savings to buy a new set of tires, let alone a new washer or dryer or AC unit...

Where are all the people only making 75 to a hundred thousand dollars a year living? Surely everyone in Texas isn't making 250 thousand or better a year.

They are renting and watching their life get very difficult with rising gas prices, food prices, and rent increases.

Exactly!!!

Folks renting older average 3 bedroom homes (1500-2000sf) around here for $2500-$3000/month. Makes absolutely no sense to me at all!


High fence, low fence, no fence, it really doesn't matter as long as you're hunting!

One of my brothers rent houses is in Rockwall....his renter paid for his entire years rent in advance, $42k.

Lots of folks move around a lot with their jobs and don't want to buy if they are only gonna be somewhere for a few years.

We have subdivisions akin to this in New Barnflies. At least two with each every home built to rent out. You see police cars and other vehicles owned by people providing worthwhile services to the residents of this fair city.

This is nothing new there are a few subdivision in Grand Prairie that are all rentals been there for 25 years or so and there just about done with 2 more subdivision that are on great southwest parkway just north of I20 that are also just rentals .

These places with high crime surly can't be people renting for 2500 bucks and more a month. A lot of those high crime areas have to be ghetto like and for sure cheap subsidized rent unless the criminals are going into the higher priced hoods to do their crimes.

There use to be large signs in that area that said ( warning high crime area )
