What's a good ballpark figure (cash) for replacing a roof on an 1800 sq ft single story home in DFW?

Not DFW, here in Idaho. Before all the jump in building material costs but I had mine stripped and re-roofed two years ago for $8500. 1600 sq ft house, two car garage, and additional attached 1000 sq ft shop.

Edit: Just asked a friend who is a contractor and building condos, he said 30-40 % increase since then, so 12-14K now!! Ouch.

Before the recent spikes in price I'd have said $12K or so by a reputable roofing company, now probably $14Kish would be my guess for a 25-30yr HD shingle.

There was a roofer guy on here a few years ago, called txhunter or something like that, he cried when I paid cash for my shingles and hired a roofing company to put it on.

I waited until it was time to sell my house before I roofed it which was a few years, I did not replace my back cover which was huge and it had some hail dents.

A few months back I have my metal roof replaced. Got it done for 40k. A bunch of guys tried to sell me a shingled roof and most of those bids were about 18k-22k

Size: 71 squares, Standing seam galvalume

I’m having a rent house done this week, 1600 sf house 23 square roof including all vents. High profile ridge with Class 4 hail resistant shingles for $8,500.

Even if you have no knowledge of any hail damage, call a reputable roofer and have them inspect it to see if you have any chance at claiming it on your insurance. That's what I did and I got a new roof for 1200 bucks.

In Texas just wait about every 10 years and you will have enough hail damage to get a new roof, new gutters, Fences restained, new screens.

I may just do that. I know I have damage but a couple of years ago ins co said not enough for a claim. I'm shopping ins and the difference between an old roof and new is about $1k per year.

I got a new roof, my wooden fence restained, New gutters, replaced about 10 window screens, and fixed about 20 window panes that had lost their seal.

Cost me $0, I was pretty happy with the deal........

That's why I stick with a good insurance company...
