Bought a house at the end of April and it has a corrugated metal roof that is starting to leak like crazy. I have since found out that when it was installed back in 2008, it was not done correctly. Ugh.. So I started calling contractors to come repair any leaks they could find. Out of the 15 or so I called , one guy actually showed up and spent 3 days on the roof fixing what he was able to find. Well, $1500 and a couple of months later, it still leaks. The consensus was that nobody wanted to fix the roof as they would not be able to guarantee any of the work due to the type of roof it was. Ok, fine, I get it. I figured I need this thing fixed one way or the other , so I decided I was willing to bite the bullet and just get a new standing seam roof installed. Well, that has been just as painful. Between the wife and I , we have called about 25 roofing contractors and quite a few said they do not do metal roofs. Of the ones that do, we have had a total of 2 people show up and provide estimates. The first came out and gave us a quote of just over 60k. At that time he also tells my wife that they are one of the more expensive contractors but if you want a new roof, you’ll pay it. She quickly has some choice words for him and sent him packing. The second guy provided a quote at 42k. That was a price I could handle. He tells us he offers a cash discount, and that worked for me as we told him we would not be financing the project. Well 2 days and a couple of phone calls later, he asks that we pay 25% now to order materials, then 25% when work begins and the remaining 50% after completion. That all seemed reasonable… Until he tells us he want is it cash. Not a cashier’s check but “cold hard cash”, to use his words. That was a red flag for me as I am not paying cash for services/labor I have yet to receive. As far as the no shows, it seems like people just don’t want to work anymore. I just don’t get it. I not far from just throwing a huge tarp on the roof, if I can find one big enough. I have a couple more line up this week, we’ll see if they show. OK, rant over, as I can feel my blood pressure spiking.

DO NOT PAY IN ADVANCE...PERIOD, to get by this, you can pay for the material DELIVERED to your house. one point when a contractor supplies the material, at the end of the job, check with all suppliers that he has pain his bill, if not you can be stuck for it. my knowledge...38yrs in the building business

You need a metal building contractor if you’re going with a metal roof.
Maybe contact Mueller or another metal roofing supplier in your area and see if they will recommend a contractor.
I still know a guy in B/CS , but don’t know if he would go that far.

Standing seam roofing is a very specialized roof system. Very few roofers do it. There are tons of SS metal roofs installed in Austin, not to far from you. Standing seam normally comes out in a roll and is formed on sight to your roofs specifications. I don't know how cut up or steep your roof is but since you have corrugated now, I'm betting not to bad. I would try to find a contractor from the Austin area if at all possible.

Yeah, I have called a ton from Austin and none that I have contacted will service that far out. There are even only a few that will come out from Georgetown.All but one of them have been no shows after scheduling appointments with them.

They make a aluminum paint that coats seals leaks and it also has fiber in it.You can brush,roll or mop it on and it comes in 5 gl pails.

The only thing I know about standing seam metal roofs, besides being a good roof, is that they show just about every flaw in your decking, lathe, etc. If you don't think yours is about perfect you may want to consider a regular metal roof, or even R-Panel.

Yeah, I am getting to the point where I am not super passionate about the type of panels used as I am getting a water tight roof on the house.

PM me...metal roofing is what I do. Standing seam is the best metal type but like any roofing material installation is key. I'm backlogged until August though. With a few pictures and an eagle view I can get you a quote. My company is Superior Metal Products and were in Mesquite.

He has basically regular metal or R-Panel....all that stuff to me is the same, barn metal or screw down. They have different profiles hence all the different names. Standing seam can be installed without oil canning showing. Either striations or, if you have to have a smooth panel there are a few tricks we do to eliminate 90% of the oil canning. Adds about $500 to the average job if you want smooth but striations are no extra cost. I have striations on my own roof.

I signed a contract for a metal roof years ago, and I met BDB after that, and tried to get out of my contract and let BDB to it, but I could not get out of my contract. I ended up having issue with my roofer, but we got it all worked out in the end, which took over a year. During this time, BDM was a great consultant to me, he was a wealth of knowledge, if I had a do over I would use him.

Hey, that stuff works! Going on 19 year old standing seam roof here. Years ago a roofer looked at it and said it was laid "god-awful". I told him to fix it as soon as possible. I didn't even ask for a quote. He never came back. It's never leaked except for a couple of years ago it had a leak around one whirly bird vent that the builder's roofer just blasted and threw on when I noticed there wasn't any, as in zero, vents for the attic. bang I called a roofer. He came, looked, said he'd found solar vents that he could replace the whirly birds with. I said "do it" and...he never came back. realmad I bought the can, hauled my old fat posterior up there and sprayed the crap out of it. No more leak. (It's probably due for another dousing.)

ha, no flex seal for me... I want an all new roof. Repairing and sealing the existing panels is futile. Dealing with the exposed fasteners and the maint. that goes along with them is a PITA itself

I work in roofing and construction and there is no excuse for doing business poorly. We are all dealing with a back log of work, labor shortage, skyrocketing material costs but the good guys still get the job done right and on time. Some real horrible roofing companies out there unfortunately. Good luck!

Like anything else, there's good ones and bad ones. My best hunting buddy is a good one.
He just finished up a roof for me in this house. He's done several for me and friends and coworkers.
