Plumbing, Electrical, fixtures. it is all going through the roof due to supply. Lumber it the more costly aspect so that is why you are hearing about it but everything is up.

That would be SPF. I bet they also sell YP or yellow pine but probably not DF or Douglas fir around here. The line workers in the mobile home plants where I worked hated YP. It is denser and if you break the bundle you better use it quick.

I got into a Canadian forestry industry magazine, there's a lot of capacity that will come back on line during the 4th quarter of this year, there will be a lot of catch up, but that's when you may see an increase in stumpage prices.

We were thinking about doing some projects around here but we'll wait until the crazy prices of supplies comes back down. Maybe this time next year.

All metal products, conduit, wire, etc, has gone up significantly from electrical supply houses. I imagine plumbing is seeing the same. Most material is up 20-25% since August. Some stuff is even more

Yes it has, even though it's expected to start going down in the 4th Qtr, the maximum expected fall is half, some time next year.

Plumbing has not gone up like lumber, just a little bit for plumbing. I hear copper is high, but it's not used much anymore

Welding metal/pipe ditto. Bought some steel plate yesterday.....they did not even provide Vaseline to ease the pain. Having a hard time even finding pipe....usually have to substitute and take what they got.

Man I wouldn't count on it. We thought pricing would be better right now last fall and it hasn't slowed down yet. OSB was 42.99 a sheet the other day. We were paying 7 dollars a sheet this time last year. It's stupid crazy right now

It's somewhat like a snowball rolling down hill. The lumber prices will cause new houses to go up, next existing houses will have a price increase, then your taxes increase, and finally your homeowners insurance.

Nothing new. It is call inflation. It happened in a giant way after the big war.

Pay checks also went up.

Last fall production came to a screeching halt.....to believe reasonable people aren’t going to at least wait until inventory is back to pre shut down levels? I’m gonna wait and advise my clients to do the same....there is a very small percentage of the overall population that can absorb paying 25-150% increases for building materials.......
