I just hope you can confine the spend to just the kitchen. Women don’t think like we do. Change the countertops and she’ll say the wallpaper or paint needs changing, which means new drapes, and that might spill over into the breakfast area. And maybe the floor and cabinets need a change at that point. It can spiral out of control.

Some years back I told the wife I was sick of the drapes in the kitchen window. Instead of $400 for new drapes, it turned into $35k worth of parts, labor and upgrades. Shoulda kept my mouth shut.

Do that and it will be screwed from the beginning, The GCs job is to coordinate the process and make sure the subs do what they are supposed to do and don’t thake advantage of the homeowner... and they will. I owned a cabinet shop for 35 years in the woodlands north of Houston and did hundreds of kitchen remodels ranging from cosmetics to add ons.
One of biggest costs will be appliances for a chefs kitchen, you are looking at 30-40 K.
For the project level you desire Spend the $$$ and hire a architect or designer ... it WILL save you money and headaches.
Stay away from the BIL who wants to help

If you want a "chef's" kitchen and want premium appliances like Wolf/Sub it is gonna be hard to do it for $75k. But you can also get some nice KitchenAid and cut half or more off the cost of the appliances though.

First thing I would do is pick out what appliances you want and check availability and go backwards from there. When we built our house 18 months ago Sub/Wolf was on backorder and took around 3-4 months to get them in. May be even worse now.

Double oven is a must. I did not think it was a big help, but it is.

We do not entertain a lot or do big family meals, but we still use it all the time.

I agree with you. We built in 2017 and a double oven is one of the things we wish we would have put in. We didn`t ask how much it would have cost and then found out when it was to late that it would not have been that much more vs. a single oven .

It all depends on size of kitchen and appliance and how extensive the remodel.

I can easily see them hitting over 100k on a average size house around 3500 sq ft.

Not sure about the SA area but building materials are through the roof right now price wise here in West Texas

Two facts...you’re going to pay through the nose and you will have an impossible time finding a good contractor that does what they say they are going to do. Fact, for sure.

Wife loves it. Yes, it's the double oven range with dual fuel. We got the 4 burner with double griddle top.

We went to the home, and garden show last weekend. We spoke to three kitchen remodeling contractors. I need to find a couple more, before we start getting estimates. We want to start things by mid June. They all said it will be 8-12 week process.

Yes, I read about the dual fuel. We are looking at the 48 incher. Appreciate the info.
