Was thinking about putting some decking in the attic of the house we just got and called Lowe’s to get price on 7/16” OSB.
$31 per sheet !!!
Think I’ll wait a while and just let the garage stay cluttered for now until the price goes down.
The last time I got some it was $8-9 per sheet, how long before material prices stabilize do y’all think ?

Probably next year - but its highly dependent on our severe weather season, hurricane season, and wildfires. If we can get through the year without any major stuff - should stabilize some but it's not going to get that low again due to the residential construction boom.

Building materials will never be as low as they were pre china flu. Partly because of the housing boom, partly because there seems to be an infinite amount of American money, and mostly because the lumber providers now know what people will pay.

There is a lot of idle OSB capacity and a lot of money to chase, so as soon as providers like Norbord and Ainsworth are sure that the building boom has some leg,s it'll be brought back on line and prices will ease. Like it was said earlier they won't go back to where they were.

Building supplies have been creeping up, sometimes steadily other time like a bottle rocket. No one was talking about inflation. I talked to builders in 2015 that were having 20%++ increases in project costs, and several had clients that cancelled their builds due to material cost overruns. There was not one mention of inflation. Today I read three different articles that mentioned the topic of price increases and only two called it inflation.

The inflation rhetoric snowball has started to roll....a half decade after it should have started. It will hit the MSM news cycle in the next 6 months. It will be a sky is falling scenario, too. Like the populace suddenly awoke and all hell has broken loose at Wal-Mart.

If you made a list of things that are cheaper now than they were 5 years ago, that would be a very very short list - ammunition, trucks, and building supplies sure don't make that list.

In CO we are up to $38 a sheet for 7/16 osb. Absolutely crazy. Have also had issues locating fire rated ply that we use for backing in a lot of commercial buildings.

Even a relatively modern plant that was mothballed with the intent to reopen takes 12 to 18 months to bring it back on line because they will update it so that it operates at the best possible margins.

What little research I've done points to the lumber production plants...they have trees and availability but cannot work at 100% worker or lumber capacity due to covid restrictions (people being 6 foot apart, masks, etc).

Now that they know they can get it, I bet it never goes back to pre-covid prices...inflation is starting and that should come into play soon, my opinion and thoughts.

I feel sorry for the builders who have contracts on homes that cannot be built for what the contracts state...which will either cause builders to go out of business or buyers stuck with the increase build costs. Not a good situation, at all.

I started my pipe fence where we are building our house. I was buying 2 7/8's for $35 ish a joint. I called this weekend and they said $60+ if they have any.

I know that 2 of the Norbord plants in East Texas took hits because of the deep freeze last months. They don't just start up like a car and go back to producing prime grade products. In an already tight market, loosing a couple of weeks production is not a good thing.

Most of the forest out west that have burned haven't allowed logging in years, so it shouldn't be a factor on the ridiculous price surge in the last year.

We are in the same boat, although we are only shooting for about 1400-1500 sq ft. I hate to build now with materials at an all time high just to have them fall back closer to normal, and have a home that cost 60% more to build than what the market value would be.
