I'm in the planning stages of purchasing some hunting/recreational property. I live outside of San Antonio and trying to keep the distance within three hours of home. I would like to keep the cost under 200K and looking for 75 to 100 acres. Texas has been invaded by out of state people and driven up the cost of property! Rockspring is the only area that comes to mind. Also if any one has experience with land owner financing. Not sure if that is a good option. Thanks for any input.

Go to Lands of Texas and look at the counties you are interested in -------- it will give you a realistic idea of what land costs now.

Go to Lands of Texas and look at the counties you are interested in -------- it will give you a realistic idea of what land costs now. This^^^^^. Don't know anything about land owner financing.

ALSO --- if you find land you want,,, go to the XYZ County CAD map--- and see what is around it,, if all your neighbors have 20 or 30 acres you will be unlikely to have any luck hunting.

If you have Facebook search for Rocksprings Tx Hunting and Property Owners, you can ask about personal experiences in different ranches out there. Also look on Western Hill Country Realty’s website for ranches out there, seems to be one of the most trusted local realtors. Owner finance, low down payment higher interest rates so be careful, also most of those properties are newer ranches being broken up with less rules which can hurt your chances of hunting down the road as there’s no established Rules within the POA about hunting. Lots of good info on the FB page if you search and ask.

Stay away from 5% down owner finance places. Every mouth breather with with a $10 an hour job a few thousand dollars can buy a place, shoot it out and never make the first payment. Happens a lot down there.
I’m working with a client that has $300k cash and is looking for land down there, it’s a very competitive market with agents that aren’t hungry and don’t answer or return calls, texts, emails. It’s very hard to actually get to see a property.

I spoke to an agent down there and the ranchers are charging 10% or more for financing. She said to be careful with the smaller broken up ranch's. I'm doing my home work prior to purchase. Thanks for the input fella's.
