Just did a applied yesterday, locked the rate today, close in 55 days.

15 year fixed 2.375% 0 points

I don't see how it can go much lower in the near term and they will do a relock if it goes down more than an 8th (.125%) before you close.

I was sitting on a 30 year 4.75% fixed with 19 years left thinking hey that's a good rate and loan, then I went to bankrate and ran the Amortization calculator. Do yourself a favor.

Closing Saturday on my refinance for same rate. Down from 3.75%

By the way, the lady said that the banks do not change their minds and backout after the approval due to rate changes, even sharp ones...

Smart move! Feels good saving money and knocking years off the mortgage. We refinanced back in April and it was a good move for us too.

A mortgage Broker in Dallas off Alpha Rd by the name of Marty Peterson (214-442-9424), nice lady.
She locked it in from the bank electronically on her side, they have 24hrs to send me the paperwork,
so the actual Bank is as of yet unknown to me. I should have asked I guess smile

I've heard all refinances are taking longer because the demand/volume is so high and COVID closures. I think it is slowing down a lot of industries.

I'm refi'ing two loans right now at 2.6% and was given estimates of 45 days for each of them (15 year and a 20 year). Everyone is crazy busy right now.

Closing tomorrow. Took less than 30 days. Was 5 something now 2.5%.

Did you have to pay the new fee that became effective Dec 1st? I tried to refi mine. But my outstanding principle was below 100K. I got zero takers on Lending Tree.

I'm not sure which fee you might be talking about, but if it started Dec 1, I bet I'm paying it. There are a lot of variables but, if you can pull out enough equity to get you over 100k, without messing with your debt-to-income ratio too hard and without triggering PMI, you could walk away from closing with cash, then drop the cash directly on to the balance and live with the higher payment as a means to payoff the home quickly. In fact that's almost exactly what I'm doing except I'm retiring my shell game zero interest credit card idiocy.

I'm waiting to finalize mine. Going from 20yr @ 3.75% to 15yr @ 2.25%. I actually sat on it for a bit because I didn't want to float the taxes.

Oh, I thought they were brokers. 2.7 must be 30y I think. Closing sounds right to me, I hope that's not considered high, if so let me know so I can shop real quick.
