It amazing how high leases are in Texas. I get basecamp leasing(think thats what it is called) emails because I was going to move to Kentucky. It just crazy how cheap the other states are compared to texas.

Yes Sir Texas is high $$$.
However the state of Kansas is just as costly and if you
ever want to lease a piece of property in Buffalo County Wisconsin you better start saving up now

I think there are still a good number of reasonable leases here in Texas, but hunting forums and most lease sites attract a guide or lease service where they are paying the landowner and the lease manager. When more fingers get in the pie things are more expensive. Most leases you'll probably never hear about unless you're at the coop and in there to meet some ranchers to set up a deal.

What's even more amazing is what guys are paying in states with lower pay scales and where there are fewer hunters. Now you would think those two factors would account for lower lease prices. I've heard of guys in areas of the Deep South (Mississippi for example) who are now paying in upwards of $30 an acre for some tracts. Maybe with less land being available, hunters are quickly getting into bidding wars over the best tracts.

But then, this may also be bluff tactic to discourage others from offering landowners a better deal. Anyone who has ever lost a lease to another group knows how easily that can happen.

Yep, it's nuts. Poaching is the way to go and I can hunt year round!

I agree. I know of well over 100 leases around where I'm from that are still reasonably priced, but finding out who to contact about them tends to be the problem.

let me tell you to see the smile on kids and wives faces is priceless, As they run and play and ride around hunt and fish i would get ten jobs if i had to.I am just a working guy with a outdoors ministry that takes fatherless kids/Father sons hunting and fishing and i pay for everything with 12-15 kids/dads NOW that gets expensive.But i wouldnt trade it for the world.

You read about some of those stories in the texas trophy Hunters magazine.. "I got invited out to my wifes's parents ranch and the guide took me out and I shot my biggest deer ever. It was 187 B & C or whatever. Thank you in -laws" lol

I guess I've been lucky. All I'm paying for the lease I'm on right now is some sweat equity. It's only 500 acres but there is only myself and a friend hunting it. There are more deer and turkey than a man can say grace over on it, a 25 acre lake loaded with bass and since Christmas we've got hogs all over it too. Here's a picture of the buck my son took Christmas weekend last season.

Same thing with a lease I had in Parker county, 800 acres along the Brazos River and the only rules were bow hunt only and no one besides my friend and I.
Guess I'm one of the lucky ones
