320 acres in Cottle County approximately 10 miles north of Paducah in the southeast panhandle. This property borders the Matador WMA. County maintained dirt road access. New 10-yr CRP contract on 260 acres that yields $4700/yr. The rest in scrub oak and trees. Solar water well on the property with holding tank. Tons of whitetail, hogs and quail. Some mule deer and turkey. Good fence on one side only. Mineral and wind rights to be negotiated.
$1200/acre.
