Have three but need four at $1500. a gun. Year around lease, lots of hogs and deer. Going out to take a good look at it tomorrow. 120 miles northwest of Fort Worth. Can't be a slob. This is not about being on drunken weekends and making a mess. An actual hunter is what we are looking for. PM me if your interested.

I looked at it today and the property owner that sent me out to look at it leased it to somebody else sight unseen before I could get back to tell anybody about it. 5 hours on the road for nothing. There were several things not to like but it definitely would have been some good hunting. I am not giving up but I am definitely going to look at every property before I lease it. So better luck next time.

I guess I can tell you about the property. It was some 400 acres of woods and 150 acres of wheat field, your basic mesquite flats with high grass interwoven with dirt roads leading to various wellpumps. Some in good shape some pretty rough. To the north and south were what were going to be large wheat fields by November. Lots of oilfield junk laying around and the wellpumps were regularly checked by the amount of traffic I could tell used the roads. Several small ponds that had water in them absolutely wore out from feral hog activity, coyote sign everywhere. Could read some deer sign but the ground was hard and the one pond I walked around was dry enough that it was circled with deep mud and only the feral hog were using it. There were no gates on a couple of the property entrances meaning anyone could come and go so poaching and theft are a definite possibility. It was only a couple of miles from a small town. I personally did not care for the oilfield traffic, the junk, the working pumps or the lack of gates. I would have noted all this to any interested in signing on.

Thanks for the update, and sorry to hear about the dry run. Pretty hard to move on something without looking at it. Something will come available at some point.

The price seemed to be good enough and understand looking before committing. Leases are hard to find in that price range,

Good move looking at it first. Sounds like the rancher was just interested in the first check, not on honest business practice. No loss. There are some last minute opportunities that come up, as the season get closer.

I'm looking at maybe a 2nd lease $1500> bow/and or gun for bucks and hogs exotics a plus hill country would be great if you find anything send me a PM rickt300
