I am building an office and looking at going with metal construction. The one thing I dislike about metal siding is how if fits to windows and the leaks. Anyone have any solutions or a better building alternative for an office? Appreciate any advice.

Pick out the windows that you want and have them available during erection. The metal building guy should frame window openings with 8” c-channel to fit, and trim out with head and jamb trim.

Windows into rough openings, siliconed, then the rubber/foil flashing tape over that. We stopped the sheets 1 3/4" short of the windows. Nailed in a ripped Hardie board, and a full 3 1/2" Hardie board over the first Hardie and the sheet. Also put in a steel closure. Looks like house trim.

Your metal is hung a lot differently than metal buildings. Yours is essentially sideways and inside out, making what you described to be very easy and functional. For the metal buildings with the metal running vertical, and with the small ribs sticking out, the best you can do is have the windows on site and cut the tin to make the vertical edges of the window flush with the ribs. As for the top and bottom, trim and caulk is your only option unless you want a small cover.

So the small hardie board to close up the metal siding? I tried zooming in on the top flashing, how is that done? I asked one of the builders to do a hybrid frame similar to yours and he was enthusiastic at first and then came back later trying to direct me away from that. Figured he talked to the metal guy and he didn't want to do it and the regular framer probably just glared at him.

The only thing keeping it from leaking is caulk. The closed cell insulation let it run in between the insulation and sheet. Not a good system.

It is a miniature gutter, over every door and window. A flange goes behind the sheet, then a horizontal flange clears the top of the window frame, and outside that is a V gutter. I'll get you some up close pics.

Windows go onto frame first, then J-trim, and the sheets are notched to miss the windows and doors.

A guy that knows buildings and windows will put um in and won't leak. A fly by nighter,,,look out for the flood. Have had 4 built in the last 15 years and no leaks.

I'd say my builder (shop&garage) built a good building but one window leaked, he counted on the closed cell insulation sealing it off. The flashing for metal bldg windows is generally not a good system but this guy looks like he takes the time to do it right.
