This lease is approximately 2-1/2 hours from the DFW Airport. Its within 25 miles of Throckmorton itself.
Throckmorton County - Non-Antler restricted.
I am looking a hunter to fill a lease spot on a NE Throckmorton County Lease for the 2020 season. The Lease is 320 Acres and is very remote. This is a three gun lease and we only have ONE open spot available for the 2020 season. Lease runs from May 1 to April 30 each year. Lease fee is $1900 and due the 2nd week of March.
The lease has Deer, Hogs and some Turkeys.
Lease setup.
The lease is mainly thick mesquite trees and cactus. The southern section and mid sections have tanks that never go dry. The northern section has two large oak trees (That's all the oaks in the area.). Each section has roads that lead into them. (Seniority determines who gets which sections)
You will need a 4x4 vehicle if you want to get to the lease when it rains. We have to drive on 8 miles of dirt roads to get to the lease.
There is a designated camp area. We have power which you will be responsible for 1/3 of the electric bill at the end of January. The landowner will allow you to keep your travel trailer on the lease year around. There is no running water, so you'll have to pack it in. Each hunter is responsible for their own housing, no lease provided housing is available.
Each hunter will be assigned approximately a little over 100 acres of land to set up his own equipment. You are allowed only ONE Spot to set up your blind feeder. (You may not have multiple blinds on your allotted area. The landowner is very particular.) You are not allowed to hunt any other section except your own unless you have permission from the hunter assigned to that section.
The Lease is free of livestock & gas/oil equipment.
Rules of the Lease (Violate any of these and you have 2 Weeks to get off the lease, no refunds)
Each rule was put in place to stop a problem with something that has happened in the past (Per Landowner). Most of the rules are common sense, but we follow the "Golden Rule" law. Landowner has the gold and he makes the rules.
1. No Children allowed to hunt at all. There is no Youth Weekend Allowed.
2. No Guest Hunters allowed
3. No ATV's Allowed
4. Gate must always be Locked
5. You may only hunt your designated area. You may not hunt anyone else area unless they give you permission. (Please do not put a blind/feeder within 100 yards of the property fence.)
6. Do not litter, take your trash with you when you leave.
7. Obey all Game Laws.
8. Obey the County Burn Ban.
9. This is a No Drama Lease. This means if someone shoots a deer that you don't agree with, keep your mouth shut. If you start any drama, you will be removed from the lease.
10. This is not a shooting lease, check your guns at a range prior to coming to the lease.
11. Failure to be responsible will get you removed immediately (example - Getting Drunk, Starting Fights, disrespecting other peoples property, etc..)
This is not a drinking lease. If you want to get drunk, party, start bonfires (not a campfire), etc, look for another lease.
We prefer a Management type of hunter. Not necessarily a "Trophy Hunter" but one that shoot doesn't need to shoot any deer they see. "If its Brown its down" isn't the type of lease we have. We would like you to shoot matured bucks. If you MUST always tag out, this probably isn't the lease for you. Generally each hunter shoots 1-2 deer a year.
If you read all this and you are interested, please send me a private message

I did too. They were simple no nonsense rules.
If I'm not hunting something I must be dead.

That place is up every year for lease. Good for some folks though but hope there is some game. Not all can accommodate everyone.
