Pretty interesting. If Owner A wants B's group off, that suggests to me that B isn't halving the money. I would get a letter from A stating I had use of the property and then make plans to hunt it when the leasers aren't there, maybe even middle of the week. I would not use any of their blinds/etc. and might even try to talk to them about hunting areas they don't.

I would contend that neither group as rights as they don’t have both owners permission. If each people own equal share theoretically they would both have to approve all decisions on the land.

need more information. Are there specific areas on the property that the current lessors from owner B know they can't go? In other words, have Owner A and B fully or partially divided the property. It doesn't need to be physically divided with a fence, It could be as simple as that section over there is owner A's and we know we can't set up in it. We hunted a large property for years where the owners had their own 1000 or so acre section and no one was allowed to hunt it or even go into it. The owners would hunt that area and bring in guests to hunt with them. It didn't bother us because everyone knew where everyone else was supposed to be.

If Owner B's hunters think they have access to the entire property, you're going to need to work things out with them or pass. Personally, I would pass.

There's no way I would touch this with a 20 foot pole just due to the potential for drama and misunderstanding.

Hmmmm! I would put yourself in the shoes of the group that are "paying" to hunt that place and ask yourself "Do I or We" want Non-payers hunting on our Lease??

I have buddies that have been in this or similar situation (as myself) and it usually ends up in some kinda drama and somebody getting butt-hurt over it.....

One of the reasons most hunters go hunting is to have an enjoyable experience in the outdoors, and a SAFE one. This sounds like neither. I suggest passing.

Hunted under similar situation once...had permission to pig hunt via the owner, but there were individuals on same property for deer hunting. Found my feeder disabled and then afterwards my wires cut. Not worth the headaches….Picked-up my stuff and left....

I would try to meet the leasers that owner B has on the property. I've been in a similar situation. I can say from experience I wouldn't immediately back down like most of the other commenters. You might meet the other hunters and everything be good. Otherwise they might have a major problem with it. If you go into like you're asking what they think about it and you're trying to respect the money they've put into it there likely won't be that much drama. I would make sure to get in writing from owner A that you are allowed to hunt the property. In high school and college I hunted a couple places that I had free-reign on, but I wasn't the only person involved. The land was owned by a family with about 6 people having deeded interest in the property. There were as many as 4 different groups of hunters hunting this place over the years. Luckily, it was 6,500 acres so we all got together and sectioned it off so that nobody bothered anybody else. We ended up all getting along great and would loan each other tractors/equipment, helped each other set up blinds, shared blinds occasionally, etc. It was a great experience and we all became friends. But before we met up, the other individual and myself were really worried that we would have issues if we ran into the other guys. Catching them early and talking to them about the situation was all it took for everybody to get along.

These problems are why I will never go in halves with somebody on land. It causes all kinds of problems. Want to let people come use your land? Better check with other owner. Want to sell? Great, but the other guy doesn't so you have to find somebody who wants to own 50% rights to something and you'll likely have to sell at a discount. There are just all kinds of problems with joint ownership.

I wouldn't touch it. These owners have a cancer of a deal between them and they are passing it on to anyone they allow on the land. One very likely scenario would be this:
Local/friend of owner B sees an unfamiliar truck (you) come in the gate and calls him. Owner B calls the GW to report a possible poacher on his land. GW responds with that thought in mind. You get the picture.
If you decide to try it, I wouldn't step foot on the property without a signed consent from owner A on me and his number on speed dial. IF owner B would give you the information for the lease manager, talking to him would be a must to make sure his group knows about you. I would then try to meet with the lease manager to find out where all of their hunting areas are to try to stay completely away from those areas. Those guys were already there and they're paying, so they would have priority in my mind. Some others may disagree with that, but I would feel that way if I paid so I wouldn't expect them to feel any differently. I would also contact the GW for that area and give him/her a heads up in case you got called in by someone. That alone could alleviate a lot of heart burn on your side.
