I have been given access and permission to hunt some new country. Free of charge. Over 2,000 acres. Great you say. Good for me I say.
HOWEVER, there is a catch (there always is, right?).
There are two parties that own the property equally and have grown to have an extremely high level of dislike for each other. Both owners are absentee owners; (Owner A and Owner B, lets say). The property is leased by a group, it is a verbal lease and only with Owner B and there is no guarantee of exclusivity of use. Owner A wants Owner B's group off the property. Owner A says I can hunt and use the property as I wish. Free reign.
I think if I were to meet up with Owner B or 'their hunters' it would be an uncomfortable, to put it mildly, scenario. While I have permission to be there and permission to use the property, I would think I would be perceived as the 'intruder' by anyone except Owner A.
I have existing and good deer to hunt; but the allure of new hunting grounds in a very good deer area is tempting despite the inevitable drama.

Personally, I would not consider hunting it. X2, just asking for drama to happen, and it will.

Nah, I wouldn't go either. You'd just be setting yourself up for frustration. A or B needs to buy the other one out. Life's too short for that crap too. I've spent the last 30+ years working towards owning everything by myself (with the wife of course). Hopefully, in December, I will have finally reached that goal. The kids have strict instructions to sell everything and split the money equally when the wife and I have both crossed over.

What about talking to the other group and just telling them your situation. Maybe all the like minded hunters can get along and 1 more guy might not hurt their feelings. Or, hunt only half the property and leave the other guys to themselves.
Although, I agree it sounds like a bad situation. Just looking at some other possibilities.

Typically, when a group of leasees has a property to hunt on they are not interested in sharing in the slightest. There may not be an exclusivity of use clause, but it's still more or less how the group will feel. If I were you, I would either get a contract from the owner you deal with or at the very least a written statement with their signature on it that essentially states that you have their permission, as a landowner of the property, to hunt on the property as you see fit and you need to carry that on your person at all times. Realistically though, it would be better for you to just move away from the property after this season to find a new one where you have exclusive use of the property for hunting purposes.

If I had other places to hunt, I would skip this property. If not, I would get a letter from the owner that you are dealing with and carry it on my person the entire time. I would try to get with the other hunters so that they are at least aware of your presence, whether they like it or not, at least you will not surprise them. I would also wear orange.

The only reasonable option is to directly approach owner B and ask for his blessing too, unlikely as that may be. Otherwise, pass on the drama.

Better let the other hunters know what's going on. Less chances of an "accident" happening.

To make matters worse, I'm assuming those other leasors are paying and if they were to find out or be told you were not, I'd think it make matters even messier than it already is with the co-owners ownership, etc...

It’s fun to think about, but the drama potential will keep me out of the mix. I’ll wait for the dust to settle and take my chances that the hunters don’t go crazy killing anything that moves. They’re 5 hours away, so perhaps it won’t be shot out for next season.

Only way it may work is going to owner B and explain that you have permission from owner A to hunt the property for free. Offer owner B half the price per paid hunter and have him (owner B) explain to his paid hunters the situation. If it does work out you must follow the lease rules that are in place with owner B and his paid hunters. You have to place deer stand(s) and feeder(s) to hunt and do equal work. You must listen and agree with the lease boss.
If he doesn't agree to it walk away.

If you decide to do this you will need to get Owner A’s permission in writing to prevent any issues.

There is such a simple solution to this its mind boggling...Why haven`t they just divided the land....?? Since they haven`t technically Owner B should only be leasing 1/2 the place.BUT that is their issue...,Im sure they are aware of the owners not getting along.. If they know they do not have EXCLUSIVE rights to the property there should not be a issue with you... Its should be with Owner B I would pick a spot and hunt it..... if you see the lease guys be friendly ... You are by no means obligated to abide by any of their lease rules.. and YES get a signed letter that you have access and permission to hunt out there...This is important because you are not required to have a lease permit from TP and W On the other hand the lease guys are required to have one if Mr Warden shows up...

I would proceed with caution! I would also get a contact point with the other hunter(s) OR other owner and call/meet to discuss to see if there is any type of workable option(s) going forward.
