Won't work with today's land prices and hunting lease fees. To many extra costs/expenses on top of the land costs to make it worth the investment.

I have never hunted something as small as 50 acres (or even less than 400 acres). That just doesn't seem big enough for anything other than dove hunting or ducks coming to tanks for paying members to consider buying into.
