Huntsville, AL is about to enter the hot real estate market. It is Alabama's fastest growing city and in three years will pass Birmingham as Alabama's largest. I just hope to boom continues when I retire in 4 1/2 years.

Problem is, where do you move when you retire... Boonies or just move to a senior community where you drive a golf cart around with beer iced down?

My house was paid for when I retired 27 years ago. I plan on staying put until I Can't get up and down the stairs. I would really like to downsize but I really like my location.

It is impossible to downsize in Dallas proper. All older smaller homes are McMansions now starting at $800K to $1.5 mil. Or you buy an older home in a not so good location that needs a ton of work.

Then after you fix them up the local pirate jacks up your property taxes so its a no win here in TX at the moment. House Boat is looking good, anchored out in the keys..........back to where I started from 21 years ago. Should have stayed the first time

The crazy thing to me is most of those homes being sold are 4' from another house, on a street with hundreds of other houses that look the same. No thanks

SMH... One thing to consider....is how much those things have improved and grown over the years. Take Dllader's post for example. His first home was 1300sq.ft. His second home 1600 sq.ft. Most homes being built now are anywhere from 1750-3500 sq.ft. Very hard to find a new home ( or one built within the last 10 years ) that is under 1800 sq.ft unless it was a custom build to suit. They do exist but they are the exception to the rule. You can buy a new vehicle for a reasonable price, but again they are the exception to the rule. Not everyone is driving around in a single cab 1/2 ton like they did in the 1970's. You can still buy one, but now we have Crew Cab trucks with leather and A/C that will go 80 mph all day without getting hot while towing more than twice their weight and that is what more people are choosing to drive. Same thing with boats. Nobody wants to ride a 16' V-bottom with a 15 hp Tiller steer, those can be bought really reasonable still but more often than not what you see is a hand lapped fiberglass hull with a 300 hp on it that will go 60 mph in 4" of water while blaring "Free Bird" from 1000 watt waterproof speakers.... See where i'm going with this? House prices have increased, sure, but they also have increased in avg. size.

There is a section in San Antonio called Alamo heights. About 10 years ago while I was still doing paint work, we used to joke that what would buy you a 3000 sq. ft custom stone house on the North Side would get you a 60 year old 900 sq.ft bungalow in AH. Hot area though that's where everyone wanted to be. Now they are refurbishing a lot of lower end areas, Downtown and South Town are the next hot area.

Yep land and infrastructure has gone through the roof. You need 6 homes on an acre now and just think about all those people using those streets and water and sewer and schools The rich must pay more...........come work with me and Bernie and make America more sharing.

We made a sweet deal on a divorce foreclosure house recently. 2500 sf. ranch on 5 wooded acres in a nice estate area. We sure didn't need the room, just my wife and myself but we know the market and where it is going so it was a no brainer. Now 3 months or so later and some sweat equity it would probably bring 100k more than we paid. Radio the other day said Austin median home price is 483k....hard to fathom that.

Out of the Huntsville metro area, yet close enough for our medical needs. And property taxes will still be around $700 a year or less.

The crazy thing to me is most of those homes being sold are 4' from another house, on a street with hundreds of other houses that look the same. No thanks The closest daughter's house is like that. Bigger sq.ft. than ours, but feet away from both neighbors. Driveway so steep it's dangerous and, since they're on the top end street that goes across the neighborhood, people speed so much it's dangerous for my grandkids to be in the front yard. Grandson still hasn't learned how to ride his bike without training wheels. They gotta bring it over here for him to learn. Crazy way to live.

The median!!!!!!!!!...................how is anyone affording this crap now. They cant, they rent Rentals at an all time high....in a good economy....thats whats very scary A lot of them can....kids today don’t want to own a house....they go rent the newest, fanciest apt. With all the amenities that they want....they pay more than a mortgage in a lot of cases. And when their lease is up, they go rent the newest, fanciest apt. Someone else fixes everything, they don’t pay any property taxes, and they don’t care about appreciation. It’s why so many luxury apartments are under construction in DFW....37,000 more right now. It’s part of the disposable society that we are becoming. Lease a car, lease a phone, lease your abode....when the lease is up...move on.

I don't get it either. My wife and I do alright but home prices where we are are silly. 2800 sqft on 2 acres for $600k. I don't see who is buying these houses. Either people make a lot more than I think or are further in debt that I am comfortable. Good news is my wife is a realtor so keep on keepin on.
Just to make sure that it is done thoroughly, I go both ways.
