After leasing and hunting this area tremendously I ran across Craig Hunt who runs the TV Ranch north of Childress and wanted to warn all my fellow hunters beware. I noticed my pens being opened, feeder times changed and blind windows left open, come to find out he runs pig hunters that are from Nebraska all free range on all my equipment and to put money in his own pocket versus taking it off the lease which is at a premium anyway. Then to add fuel to the fire he ran quail hunters in on me all week long while I worked so I wouldn't know about it and our agreement was quail only after deer season had ended. That's not counting the numerous items that came up missing around the camp area, Yeti coolers, fishing rods, tpost and driver. Not cool to spend that amount of money and be squandered away by someone that portrays themselves to only care about the best interest of the ranch when it's really about their own pocket book!!!!!!!! On to the next ranch

But yeah, the rest of that sucks. How much is “already at a premium”?
Just curious, would you mind occasional hog hunters if he was upfront & honest about it? As to the rest, I understand your anger.

$56,000.00 plus rent the house and all utilities that had to be covered. That's just the start of it, then I had get started filling my protein feeders to try and grow big deer on a place that doesn't have any. As to your question, no I could deal with pig hunters and quail hunters after deer season if they helped bring down the cost of the lease versus pad Craig Hunt's pocket. I would also want them to throw in on the corn and a little compensation if they are going to use all of my equipment and feed, I really don't think it would be out of line especially given what everything cost to have nice equipment cost these days.

Craig Hunt said the ranch was 8000 acres, 4000 acres on one side of the highway and 4000 acres on the other side of the highway, after hunting the ranch later found out it isn't 4000 and 4000. Hard to know exactly when hunting bigger property. Should go pull the tax records to get the exact acreage but would just make me even more mad. Don't know why Craig Hunt wouldn't stick to the deal we made when I paid him and if the acreage is less than 8000 tell me and I would have been fine. I found out later that there was a 670 acre pasture with wheat field across the county road that went with the ranch I leased but he added it to my lease cost but then leased it to two other guys and tried saying it was a different ranch!!!! Never lease from this guy and he runs numerous ranches in the Childress area....BEWARE!!!!!!

just for future there are several apps on phones that you can trace the ranch boundaries and will tell you acreage....almost down to the +/- 1 acre......Man that is a lot of money for that area... I would think that would in include quail rights as well...!!!

OnXmaps is an easy way to figure out total acreage and land ownership. They have a free 7 day trial going. Just find the place on the map and click on it. They even have an option to outline certain areas to get total acreage. I looked recently at different leases I’ve had in the past. Most were right but a few were less than what I was told.

Here is what I use to map acreage. Free and works great. http://www.acme.com/planimeter/Did Craig Hunt work for the owner(s) or was he just a lease broker?

Craig Hunt is the quail hunter that leased it from the land owner Norman Hahn from Jayton, Craig quail hunted it himself plus stuck a lot of money in his pocket at the expense of me and the ranch. I reached out to the landowner Norman Hahn about the situation with Craig Hunt on his TV ranch at Childress but Norman told me he didn't care about the ranch as long as he got his money, and if I didn't like it there's always another hunter that would pay for the ranch. Sure made me glad that I didn't lease his Jayton ranch like they tried to get me to take both of them. Craig Hunt and Norman Hahn both could care less about the future of the TV ranch and what it produces as long as they both get paid. You would think paying that much money both Craig Hunt and Norman Hahn would want the best for the ranch and keep numbers down to grow big deer and preserve the integrity of the ranch. Lesson learned!!!!!

Happens more than most leasees know on ranches in around the Childress, Hall and Motley county areas by other lease bosses too

I am sure that it does happen on ranches all across Texas. My main reason for posting is to hopefully save some unlucky hunter the expense and time wasted on leasing property from Craig Hunt. I have learned a hard lesson hunting in the rolling plains. Definitely some of the best hunting area in my opinion but I personally have dealt with Craig Hunt and Clay Seal and have had very bad dealings with both. I have another ranch from another man and have never had any problems. My hope is people read this and take warning, and for all of those that don't believe just give Craig Hunt a call and try and lease some of the ranches that he has but throw in the stipulation that the pig hunters from Nebraska aren't allowed on the property and you will find yourself looking for another property real quickly. Craig Hunt won't give you a lease like that because he know his intent. I am definitely not giving up on this area because there is honest property owners that want there ranches taken care of and some big deer in the area.

I don't mind PM you but I am not into leasing out hunting spots I usually have a couple hunting ranches that I personally lease and hunt with a few guys. If you are looking for a place to hunt you might contact someone that is in the business of managing ranches. I just wanted to give all fellow hunters a heads up and warning about Craig Hunt and the way that he runs the properties that he leases and subleases. I was warned of Craig Hunt by Johnny Patino that I had contacted about leases before, he manages a lot of ranches up in that area, but I am guilty of thinking he was just an upset hunter and I wouldn't have that sort of dealing with Craig Hunt, damn was I ever wrong. I usually lease from the land owner directly but that is getting harder to do if you are looking for a good ranch. I will again warn you that I also leased a couple smaller ranches off of Clay Seal from Childress but after I got burned on them I would highly recommend not dealing with this guy and I found out that later that Clay Seal and Craig Hunt are friends and partners and run the pig hunters from Nebraska together. Funny how you have to hunt an area for a while to start realizing how people will do you when you aren't around because you don't live in the area. But it looks like I have found my next ranch and hoping to grow some big deer and have for a long time thanks Mr Patino and I look forward to getting my stuff moved and start my feeding program, nice to have a ranch to myself. Pray for rain in the panhandle if you hunt out that direction.
