Looking to purchase land around Terrell

I'm looking to buy 20+ acres of land within 30 - 40 miles of Terrell. What areas would you recommend that have a better density of deer and possibly a good flyway for waterfowl/migratory birds?

I'd look around 'Elmo' all the way south to Kemp. Deer are spotty if you get away from the Trinity or large creeks. Lots of ducks and plenty of hogs. The river areas have produced some mossbacks. Locals dont share that info. Get in your truck and go driving. Check local realtors. Land isn't cheap, but a small tract in the right place could pay big dividends. Good luck.

My property is outside Grand Saline/Mineola area...I have a lot of deer, hogs, and ducks. Have killed a couple pretty decent bucks there the last two years. There's a lot of cover around the Sabine River...that's a good area for hogs, deer, and ducks. If you buy some property make sure it's not surrounded by cattle farms and fields...I feel like deer in that area stay close to bottomland where there are plenty of trees and cover.
Have also heard, like mentioned above, that the Trinity River bottoms hold some monster deer.

Thanks for the info. I've been looking down around the Kemp area and saw several nice properties. I'll have to look out further east like you suggested Doc.

It looks like my wife is going to get a job in Tyler and I'll be transferring to Terrell, I might have a chance to move to Tyler in a year or two. So, we're thinking a good central location would be some where between Grand Saline, Mineola, and Lindale. Any recommendations or tips for finding property?

Good idea is to go out to the area and spend an afternoon putting some miles on the truck. Look at properties that are for sale, and sooner or later you'll notice one realtor sign that shows up more than most. That guy (or gal) will know more people and more properties in the area. Give them a call and pick their brain a while, see if they have anything more to look at. In the past couple years since every cocktail waitress, cosmetology graduate, and stay at home mom found out how easy it is to become a realtor, doing this will help you find one that's actually knowledgeable about the area.

Frank Roberts is the biggest realtor for land/hunting properties in that area that I am aware of. I'm about to close on my second property that he had listed, but I have my own buyers agent. His listings are also the most competitively priced from what I have seen, and I have been watching every single property that comes for sale in that area for about the last 5 years. http://www.frankrobertslandteam.com/land-in-kaufman-county.aspxI had a search set up by my realtor that sends me an email every time a property comes up for sale within 50 miles of my property's location.
