Eastland has some big deer. Used to be a lot of peanuts grown. I've never hunted Gorman but have hunted Eastland and Comanche through the years. Never saw a bunch of deer, but there were some gooduns. I would imagine the closer you get to the Sabanna river the greater chances for success. Lots of farmland with small woodlots around Gorman. If you find the right one you should be OK.

How far south do you have to go to get “a lot “ of deer?

Buddy is looking at a property out that way

Closer to the river the better. We have family in Comanche. I've hunted that area most of my life. Deer can be really spotty. Make sure your friend checks out any potential property thoroughly.
