Very seriously considering moving to Rocksprings area... buying a place.
Anything I should know? Certain areas better than others? Again, this would be full time. Looking at 100+ acres.
I honestly don’t care as much about WT as I do axis/aoudad and other exotics as far as hunting.

From reading other posts one thing to look into is if there is already electricity or if it has to be ran into the property. Apparently it is quite expensive down there to have electricity ran.

Another thing, make sure the property has 'ag valuation' so can be converted to 'wildlife valuation'. Taxes can eat your lunch.

I prefer southern Edwards county, more hills and canyons. On top of the plateau the land is flat. Still has plenty of game, Just not as pretty IMO.

Before you do anything be damn sure you really want to. If you are married make sure she wants to. There isn't much in that area as far as buying stuff. Eating out. Or in reality doing anything. Some people would enjoy it and some will hate it. It is hot, cold and usually dry. I have no idea where you live now but like I said earlier just make sure doing it is a good decision.

You also need to find out when the last anthrax break out was anywhere near what you're looking at. Anthrax is pretty common up there and will wipe out your animals in less than 2 weeks.
I think by law the agent/seller has to tell you.

A couple of things:
HEB; major grocery store; Home depot/Lowes/Walmart, Doctors/prescriptions 50-75 miles away.
Be nice and kind to your UPS/Fedex/USPS delivery people they make it tolerable.
The town can be very clickish, standoffish, hesitant to open up.
Hunters never seem to go away, regular season, turkey season, exotics, then dove and it starts all over again.
If you like to have the area to yourself and not see anyone, or are wanting to get away from the "rat(s) race" this is great place.
Better quality deer are on the plateau on 55 and north. Exotics(axis) are pretty much county wide with with higher concentrations on the watersheds S. Llano/ E and W Nueces and canyons that empty into the rivers. Auodad in the canyon country to the south and west
Anthrax has been an issue with Major outbreaks in 2001 and 2005 County wide except north of HWY 41 and 55. Small and frequent flareups 3-5 times in the last 10yrs in the SE (cedar and pullnum creeks) and west central (CR 450).
Get Ag/wildlife life does not need to any harder with taxes getting in the way.
#1 seller of property in the county (Taxes). #2 lack of deer (subdivisions/lack of management) If you want water stay east, IT GETS HOT (110*), DRY (5-7" 2011), AND COLD (Jan 2010 7*/ 6 days at or below 30*)! When it does rain don't plan on going anywhere for a couple of days (see #1)

Why would you want to live in rocksprings unless you have a business there?
For it is not the quarry that we truly seek, but the adventure.

You have to find an AG or WLM exemption. We are selling our 4 tracts, which are pretty dang nice. Only reason is now that the kids are in school, harder and harder to get out there from Bastrop.
Love it out there....looks like Hill County, but at West Texas prices.

Hunting is easy..it's getting permission from your wife that is tough.
