Been on our place 7 years. Never see legal bucks. I have shot 2 that maybe score 120 each but those are the only 2 I have seen that were legal in 7 years and I hunt a lot. Still see lots of deer but doe and young messed up bucks everytime in blind. Good turkey and tons of pigs. Cows with bull are kept on 1,000 acres year round so way overgrazed by some cow guy and full of broomweed. Lots and lots of cactus and mesquites too. But great camp site in post oaks with cabins we built or brought in, electricity and water. LO lives in town who I have met 3 or 4 times tops. Camp is 1.5 miles back and secluded with his other property surrounding us but one is a HF. It's great place to hang out and get away right at 2 hours from the house.
Delema is buddy invited on his lease 20 miles away so still just 2 hours from house. But they have big deer. 150+ is not uncommon and the norm for a few folks. Several 170 taken each year. Has 7 wheat fields and river so same turkey and hogs and good dove and ducks as well. House is included with year round access but it is twice as much per spot. Feed included. But land per hunter is over 600 acres and open blinds like our place so first come, first serve or draw #s. Cows are rotated and habitat is managed extremely well. On 9,000 acres there is hardly any broomweed, its all tall grasses and brush. I saw more deer in two hunts there than I might see all season sometimes. Same rules at both places with guest privelages. Wondering if I take the jump...

It cost money to have a good lease. I say go and don't look back or set your mind to take the trash bucks off and try to help your lease. Good luck with your decision. Its really an easy decision if you can afford the new lease.

If you are primarily a deer hunter the first place is actually costing you more per buck than the new one would.....

No chance of taking crap bucks off our current place as they are too narrow. Literally I have seen just a few 13 inch bucks in 7 years. Never complained but I find myself sleeping in more now. We had 2 giants taken next door this year but that was literally it for legal we had on camera and they were taken before general season in bow and youth. I estimate we have 14 hunters in a 2000 acre area. New place would be that many on 9,000+ acres with only a few there each weekend. Place now is less than $2000 at $9 per acre and new would be less than $5,000 at $7 an acre. Our current lease with 6 guys, we have taken only 3 bucks total in 3 years or 6 in 4 years.

Sounds like it's time to move on. It'll definitely boost your enthusiasm for getting up and getting up after 'em again. You can get in a rut stop and stop and expanding your knowledge as a hunter when you spend a lot of time on a lease that doesn't have you fired up. Get on the new place and start drawing on your experience to go after some good deer on a new place. I'm leaving a decent lease to get on one that's a little better to be with some hunting partners from my past. Also, you never know when you may get that call and for whatever reason, you gotta leave a lease on someone else's time table. It's a whole lot better to leave on good terms on your own schedule.
An unethical shot is one you take, that you know you shouldn't.

Heck I'd love to get into a low priced lease just to shot a couple does or spikes every season. I don't care about big racks and only hunt meat now.

I think by just making this post you know what you need to do. Have you picked a date to start loading up your things yet. If you wait to long it may fill up hen your at the same place for another year.

Haven't made the jump yet. I have nothing to move though so easy whatever I decide! Feeders, blinds and lodging provided at both places. I am still hunting my place until July whatever I decide. Got turkey and plenty of hogs.

I'd be moving. $5K a year with lodging, reliable 150s, and possible 170s sounds pretty great. That's a lot of dirt per man too.

If you can afford the move, I would certainly do it. I'm sure it would be more exciting to hunt some new land and have much better big buck potential.

If you have the money it's a no brainer. The place you are on now sounds like it has problems. After 7 years ya'll should have been able to figure it out.
