How many acres? Is there a cabin? Is quail included? How many total guns?

FYI: I spoke to this man. Lease is 500 acres. That's about 100 acres per man. $2,800 for 100 acres is $28.00 per acre. A 500 acre lease MIGHT be worth $7 an acre if everything about it is just right.A primo lease is $10 per acre. I hope this gentleman is not getting ripped off by an unscrupulous landowner.

Interestingly it seems that is the way a lot of leases are going...one hunter per 100 - 150/acres at $1,500 - $2,500/hunter. Their doesn't seem to be a lot we can do about it. We either pay it and get to hunt something or don't pay it and not hunt at all. I'm personally not a fan of that system from a safety standpoint and there is not a beneficial harvesting system that can be applied. Money drives the world and there is no lack of hunters looking for leases.

Depends on the lease but 100-150 a man is doable in the hill country. As far as a primo lease for 10$ an acre, I think those days are long gone.

In those parts you generally want around 500 acres per gun for a sustainable harvest but there is always a chance of a honey hole. Every place is different. Good luck.
