How many of you have/have had a PoA (Property Owner's Association) at your land/ranch?
What were your biggest issues?
How did you deal with them?
I wanted to see a discussion on these to talk about problems with buying land within this type of setup.
I'll list the issues with mine after I get to the office.. heh.. too much to type :P

Hunting is easy..it's getting permission from your wife that is tough.

The biggest issue with POA or HOA is PEOPLE! It doesn't matter what the issue are or aren't There is always someone who doesn't want to abide by the rules. Those that want to change the rules to suit their individual circumstance. A governing body that is over zealous in making or enforcing rules. A governing body that is afraid to enforce the rules that everyone agreed to when they purchased their land. POA's can be a real PITA.

So, sorry... had something come up.
Yea, I am in a PoA...and they have been a royal PoS...
They are great, but this one was run like it's own personal country club till I came along. Then they have tried everything in the world to keep me from being able to help. I made some enemies when I called them out into the open.
Then they told me I was not on the board, when I had been on and tried to help someone and they did not like it.
Then they refused to hold a meeting the following year because they did not want to talk to me.
Then they made a rule that my wife and I could not both be on the board, even though we own 4 tracts and 4 votes, so I did not care.. I let her do it.. and then the next year stayed away while they let a husband and wife get with one tract get on the board together.
Just crazy crap...but this year, I had enough and am getting ready to lay down the hammer at the annual meeting.

I have my own poa and I set the rules and even then I may not abide with them.

We have one where my land is, but it's mainly just in line with the values of the neighborhood.
Can't have more than 1 house on any given lot. Can't put up mobile homes, etc. If you want an exception, you request it and there is a vote. Most of the time if it's not obnoxious, your exception will be granted.
It's a pretty quiet subdivided ranch and they want it to stay quiet. I'm fine with everything they do.

Ours is fine they just collect $ to service the road, i guess its not an offical POA. Ut its good to talk with neighbors about deer herd management etc.

My uncle has on at his land in Mason Co. They basically recommend harvest by having a game biologist do surveys each year
I'd ask him if he's pregnant. He missed a s__tload of periods. I'll take "things that look like a uterus" for $200 Alex.
