If we didn't have our piece of paradise, I'd be all over this. Some folks might not realize this, but Leon county has one of the largest deer herds in the "postoak savannah", in fact, annual deer harvest numbers are as high as many counties in the Edwards plateau. Great area. Great price.
Life is too short, as is. Don't chance it.

How does one go about getting financing for land purchase? Interested in this property but over my budget for a cash deal. Would have to secure financing for roughly 25k.

Good! Hopefully it goes through for you, noticed another 40 acre piece that appears to border you to the east just came up for sale as well. Yes, it does. Schwab Realty has it listed at $2,500 an acre which is a good price. I've never seen anyone hunt that property. The records show it's owned by a couple out of Huntsville, probably bought as investment property.
