I have an opportunity to take over a hunting lease about 3 hours west of DFW. It is currently leased by a friend and I have been able to hunt it for three years. This land was a mess when he started and it is now very productive with: Deer, Dove, Quail, Turkey, Hogs, etc.
The great thing about this opportunity is that it is turnkey, so all of the blinds and feeders are there. So, year one would require us to buy out the equipment and pay the lease. After that, we maintain the equipment and pay the very reasonable lease fee. The owner is a great guy who lives out of state and there is a local guy that runs some cows on the property and keeps and eye on things.
We will have unlimited access to the land with no limitations or restrictions from the land owner, but we must be good stewards of the land and the respect the opportunity.
I am looking for 2 hunters who want to join in. I will only consider mature hunters who will help manage the equipment, meet the financial obligations, and are willing/able to help fill the feeders. A family minded hunter with children or grandchildren would be desirable. Please email me and tell me what your are looking for and I will see if this is a good fit.

The lease is near Childress, Texas and it is 640 acres with blinds and feeders. There is one tank that had water even during the drought and now another has started to hold water.
I'm looking for 2 mature guns that can demonstrate that they have the ability to pay for and work their fair share.

I am getting a number of inquiries, so here are some basic facts about the hunting lease. Please keep in mind that I’m a little gun shy because I’ve had a number of people tell me horror stories about their lease partners, so I want to be very careful who I invite to this party.
My goal is to get 4 hunters who like and respect each other and who can feel comfortable bringing their family members to the lease to enjoy the land and get away from the city. When that happens, rules won’t be a big deal because we will all be on the same page and always think of each other before ourselves. The rules aren’t completely set yet, so there is more to discuss. Read this whole description before responding.
Location: Near Childress, Texas Hunters: 4 paying Hunters with Buck Privileges. I have two committed currently and that may go down to only one after next week. A member can gift that privilege to a family member. Friends and Family: Yes – subject to limitations. Current members each have one son who is interested in hunting, but none of us are passionate about any particular game. The group will work together on this policy to set the final rules. Cost per hunter for 4 hunters: Year 1: $1,000 for Equipment, $1,250 for Lease, feed and maintenance costs estimated between $500 and $1,200 per year on high end, and annual “Thanks for allowing us to hunt your land” gift for owner and land manager to be determined by us, but estimate $50 to $100 per hunter.
Year 2 until lease cost is increased: $1,250 for Lease, plus feed and maintenance costs estimated between $700 and $1,200 per year on high end, and annual “Thanks for allowing us to hunt your land” gift for owner and land manager to be determined by us, but estimate $50 to $100 per hunter.
The Lease:
Acreage: 640 Water Hookup and Electric: No, but current leaseholder hasn’t asked to my knowledge. Access: For that, we will get full access to the property year-round with no oversight or limitations other than don’t shoot the cows and keep the gates closed and locked when not there. All hunters will be good stewards of the land or they will be dropped from the lease. Water on Property: There is one tank normally, but another one filled up last year after the heavy rains and it was still there when I hunted turkey this spring.
Blinds: 1 – Elevated 1 person blind that is newer (Called Mesquite) 1 – Ground level 2 person blind that is newer (Railroad) 1 – Ground level 2 + person blind that is newer (Taj Mahal) 2 – Two other blinds that may have been damaged in a recent storm, but may be salvageable depending on how resourceful we are. (Sniper and Meadow)
Feeders: All have solar panels and timers 6 – 1,000 lb feeders, Stainless steel – new in February 2016 4 – 600 lb feeders, (not sure on age) 2 – 300 – lb feeders, (not sure on age) 1 – Protein feeder, New in 2015 5 – Game Cameras, Bag, extra SD cards
We could probably do some bartering to trade out feeders for blinds if necessary.
Information about me and other Leaseholders: We are conservative Christian men, but we don’t want to necessarily talk religion or politics at the lease. The only drugs we take are prescription, but we drink beer (not whiskey or other hard liquor.) We are not party animals by any definition. We are 47 and 52, married with children. We have three boys total, 14, 16, and 19. The 14 and 19 years will want to hunt, but my 16 year old isn’t interested yet. I doubt that our wives will come to the lease because they just want us out of their hair. A bad word will slip through our lips, but we have enough common sense to control it when in mixed company.
We work together in a job that requires background checks and credit checks, so we keep our lives in order. We also have our CHL’s and prefer other CHL holders (takes care of the background check.) Anyone interested in this lease should be prepared to prove that they have their lives in order, do not have anger management problems, and can respect rules.
If you have children and you think that they are perfect, then you’re not a good fit. Kids need adult supervision and discipline and if any kid gets out of line, the parent is expected to fix it immediately. We also expect kids to respect adults including their parents. No one wants to drive 3 hours to watch a kid throw a temper tantrum and nag their parent.
Term: The lease will be in my name and I will maintain it. All other leaseholders are year-to-year depending on conduct and ability to meet their financial and work obligations to the group.

Jeff, for every one horror story about a lease member there are a dozens good stories you won't hear. There's many good decent hunters out there looking for a lease like this. You'll find them.
