I am thinking of leasing my 77 acres next year (BUT) not like a normal lease. First, my wife and I would also be hunting the property. (We hunt together out of one stand.) Second, the lease would only run from December 1st till the last day of the season which is somewhere around the 15th of January if you count the last two weeks where it is doe and spike late season. So, the lease would have been hunted a full month before you were able to begin hunting. No camping on the property, you would have to stay in town, (15 minutes) away. You could only hunt from one stand located on the far end of the property, unless my wife and I were not there and then you could hunt our stand if you wanted to. However, in all honesty, the stand that we would put you in is by far the best during the second half of the season. I would provide stand and feeder and plant a small food plot in front of your feeder.
The opportunity of getting a good buck…fair. It is hunting after all and this is an AR county. The opportunity of getting a doe…excellent. Your wife or child can hunt on your tag, but no big bucks killed during the month of January, only does and spikes.
So, my question after this long story is how much could I…should I charge.

Well in my opinion since a person will only get to hunt the last half or month of the season then if anything the payment should be half the going rate...if a normal lease in your area is getting $1000 for the full season or year then $500 seems fair...if its $1500 then it should be $750...maybe $100 more or less depending on the corn situation...

No more than $500 given the short season, small size, and no camping. Probably not worth the liability and hassle to be honest.

T, even on a shortened basis, I could still see $1000-$1500 or so, would think about the market rate for half a season essentially, albeit post-rut. Good luck to whatever you choose.

So somewhere between $925 - $1,150 for the season at the 12-15 per acre.

This lease/hunting situation make work for some. I unfortunately had a bad experience with landowners hunting the property that they are leasing. Leased what was said to be 700 acres in Junction, from what I could tell more like 500. He "said" it was lease members only hunting the property. His house was on property, somehow blinds were not closed up the way we left them when we returned. Always wanted us to call days before we would arrive to hunt. Come to find out landowner and his wife and been hunting the property. Hey it's their land, hunt it if you want to. Just don't have me pay you to hunt your property if you are already doing so.

Yes, that would upset me also, but that is why I am telling you up front that we will be hunting the land. But we only hunt on weekends and live 100 miles away and try to get most of our hunting done in the 1st month so we can spend a lot of time with our kids and grand-kids during the Christmas holidays. I will be supplying all the corn, (feed year round) all the blinds, and planting all the food plots. Oh, and none of my friends or family will ever be allowed to hunt the property if I lease it, just my wife and I.

$1,000 since you provide everything but having to stay in a motel would be a deal breaker for me. Some might not mind but I gotta have that campfire. flame Of course I wouldn't trust anyone with fire I just met.

That,(fire) was the only reason that I thought about not allowing camping. I've camped on every deer lease that I have ever been on except one. But of course, I trust myself to be very careful with fire.

Give them a duraflame and tell them that is the only log they are burning. They could cook on a camp stove. I was an Eagle Scout so my pyro days are over. grin

Our landowner is the fire chief so we try to not have a reason for him to come out.

if $12-$15 is the going rate in that area, it would be half of that since only getting half the season with corn added back in. $460-$575 plus corn (say 300# every other month is 1800# divided by 50# sacks is 36 bags @ $6/bag is $216 or $675-$800) ... but I have no idea what the going rate is for that area...

just a thought using previous numbers

To old to worry about campfire go to bed at 9 every night so I can get up to hunt the next day. If I need a camp fire got the lap top with fake fireplace on it.

Yes, I would allow camping with no fire. I have water but no electric at the front of the property.

It would include hogs, varmints and turkey in the spring, but the turkey is hit and miss. Some week ends I see 5, some weekends I see none at all.

It is good that you are telling all that is and is not allowed. Many times with what you are trying to do things get out of place. If you do lease it make sure you have everything in writing and the lease person completely understands it. Good luck, you should not have any trouble with what you are trying to do.

another thought might be pay by the drink mentality depending on how many deer you want/need taken. Example, pay $xxx up front and that gets a leasee access, when they shoot a deer pay another $xxx to continue hunting up to the max you want taken off the property (4-5 depending on county or if you need more, allow them to bring a spouse or child)

I'm not a wealthy man, but the amount of money being discussed - for your potential headaches - would make me think twice about leasing it out.

In your place, I would likely give my friends access when I wasn't going to hunt. Friends return favors to friends........ so you could end up getting feeders filled, fences repaired, brush cleared and a whole lot of corn delivered to you.

Just a thought.

For what you're offering, I'd say it's worth about $500 *(EDIT....maybe a couple hundred more with the blind/feeder you would provide)*, and as others have said, probably not worth the headache. One thing I'm not clear on though.....you mentioned it's from December 1 through the end of deer season, but then mention spring turkey. So other than the first month or so of deer season, is it full or more access year round? Is dove hunting included also? That would make a difference.

I'm not sure I understand the question of is it full. Access would be from December 1 till end of deer season. With more thought, I am pulling back the offer of hunting turkey's as I feel I would be misleading anyone who had in the back of their mind that it was both a good deer lease and a good turkey lease. Some years you can go the whole season and not see a bird. So, thank everyone for their opinions, you have been a great help and given me some insight as to the pro's and con's of leasing this property.
